On Monday, Oct 20, Tim Ackley, Cindy Horvath and I met to discuss the items named in the Subject box of this messag.

Re: Inaccessible water valve in unit 221 and a way to move forward on EV Availability for all in Vaux Garage - we hammered out solutions to move us forward quickly and, I think, satisfactorily to all regarding the Unit 221 Valve Access and EV Charging Strategy. Though I think you will agree, you may not BUT I am pretty confident that we can sell this to you such that we can bring them into the NOV BoD meeting, reach agreement and move forward. Due to the restriction on no more than two BoD members can meet at one time, Cindy and either Tim or I would like to meet with you (Diana, Paul and Hal) individually. (Diana, we will discuss this in French only with you). 

Re mailboxes - Cindy has a proposal to build and install spines in the broken mailboxes (includes one additional spine for inventory just in case for future events), The proposal is for $1050. The solution has been vetted with our mailman. Cindy is working with KIN to get this moving ASAP. Tim and I agreed that the solution works and that we would rather move fast than wait for a BoD meeting to get this done. Bear in mind, that any solution to REPLACE mailboxes will be a MAJOR project with significant disruption due to NEW USPS requirements. Which is to say that Cindy and the BMC have delivered us a BIG WIN here......

- I am convinced that the unit owner of 221 needs access to the water shut off.  The only question to be resolved is: who pays?...whose financial  responsibility is the work on the drywall?  We need to have a discussion on that aspect of the work.
- Regarding the mailboxes: The repair plan seems appropriate and necessary, and I believe it should move forward ASAP.  I also believe Kin has the authority to order and approve repairs up to $5,000 without Board approval.  If that is the case, and we agree, informally, that it should be done, why don't we just ask Tim M. to move forward?

We  approved Kin to survey how many units share 221 issue and to find a fix with wall work. Our idea addresses the ‘who pays’ and specifically addresses Tara’s situation. I think you’ll like it …

EV we did not address. We have developed a solution that just makes infinite sense AND should make most ( including you) happy.

If we can discuss in these pre-Nov meetings, we might be able to bring both in to Nov BOD and get them going asap!

I thought we approved two motions. 

One to repair unit 221 now, pay for it, and then  determine who is responsible after we identify the root cause of the issue.

A second motion to address the larger issue (number of units), cause, and responsibility.

There was a lot happening. I may not be on target. But resolving the immediate issue quickly and then pursuing a path forward for all units with a similar issue was what I thought was the general direction.

I think you're right. I think that the BMC (esp Michael) has identified a potential fix. 
I think we have come up with a set of protocols to determine who pays for it..... not so?

Yes, so, Joe.  For my part, I will stay consistent with applying the rules and protocols that have dictated who the payer is since the rules were made.
