Basement elevator lobbies

New thought: I think we should tile the basement lobbies. I’d like to ask Tim Miller to get us a couple of bids. not sure how we would pick the style of tiles.

Perfect timing, Paul. Joe and I have discussed putting all our ideas into a “garage” until the 4th quarter of the year. At that time, as a board we could look at all our improvement ideas and decide what we could afford to do.
That does not prevent us from getting ideas about cost ahead of time.
Joe, did I get this right?

I think this is a good idea for future discussion. Tile may, however, present a slipping hazard in wet weather. Considerations:
  1. We are spending at 2-3% more than the budget. In order to achieve budget objectives, we need to be very prudent in our operations spending.
  2. We are currently dealing with several water intrusion issues with some unbudgeted costs likely to be funded by the Vaux.
  3. This is not an emergency that needs to be addressed right now.
  4. I feel it should first be added to a "wish list" and prioritized.
The spot in the Raleigh elevator lobby is recent and ugly. The carpet in the Savier elevator lobby is fine. Suggestions:
  1. Short term -- Have Kin/Tross thoroughly clean the carpet. If it cannot be cleaned satisfactorily, consider placing a mat over the area.
  2. Longer term -- Include replacement of the carpet with tile (or another material proposed by a refresh planning committee) as a part of the common area refresh project planned for 2028 and funded by reserve funds.
I feel that we should include this idea in the refresh project (funded by reserves) which will occur after the elevator project has been completed. This will mitigate the risk of damage while the elevators are being replaced.

We have tiles at all of our common areas on the first floors, have never had any complaints about slippage, so I think slippage is not a real concern.  I haven't seen a priority list, but I think this is a priority, since it makes us look like crap when entered through the garage.
You mention a priority list.  Where might I see that list?

Priority list is something to be determined from suggestions made throughout the year and held in Parking lot/garage.
And, should we consider whether to do tile before or after elevator project ?

I don’t think the elevator project would damage any tile we put down. Before is good. If the board decides before is too soon, then later. All assuming the board agrees that it’s something that should be done.

That's a good thing, Tim.  I'm thinking beyond that to a more permanent and upscale look and feel and utilitarian lobby floor...like we have on the first floor..  The Basement carpets are (in my personal opinion) cheap and ugly, and almost always dirty, and present a lesser front to the Vaux. I'd prefer a more welcoming feeling  on the basement floor. I also don't think changing to a tile floor will cost that much.  That's why I think we should get a couple of quotes to see how much it will cost...or we're dealing with an unknown.
