I do not understand this issue. I am weak in this area. I would like an opinion rendered by an insurance expert, maybe Vern.

Are we actually going to file an insurance claim under our master policy? I have heard it said more than once that no common infrastructure was damaged. 

Why should we need to file if an owner caused the leak (i.e., was negligent)? Shouldn't the owner file an insurance claim with their insurance company?

When was the last time the Vaux filed a claim against our master policy? What is our history of filing claims (e.g., how many; how often)? A history of claims may jeopardize our current $25,000 deductible.

Restoration work: Regardless of a decision on insurance, I support the work being done by a company overseen by Kin and billed to Kin, not an owner. Mitigation & restoration work is usually completed well before insurance proceeds are received. Owners need to return to their units. Insurance companies need the total actual amount before they will render a decision about the amount to be paid to policy holders.

Accounting: Kin should process and pay invoices approved by the board and collect the accumulated amount in a receivable account on the books. The receivable should be cleared to zero when insurance proceeds and/or owner payments have been received and credited to the receivable account.

I am with Joe.  And my only comment is that any damage generated from a unit owner's unit is the responsibility of the unit owner.  Until I am explained a different set of circumstances, this damage is all on the owner.
