Hope you are doing well. So many rather all of your clients seem to be not satisfied with what is happening. Mr Bhalla too is getting some of these mails. Hope he is not smiling at the apprehensions expressed by these investors. I think if he can write to this group as what does he feels about our feelings and findings, would be great. A satisfied client is the best source of advertisement and vice versa is true as well.

I visited the site in Dec 08 and I do agree that it would be difficult
for a person with a family to live in the place. That said, however, I
guess it seems like most of you are forgetting something, We did sign
a contract which is legally binding. Did everyone read it completely
before signing it - I am not sure - I did look at it though. At least
in my contract, there is no mention of either the club house being
ready or the locality to be livable for us to take possession. It just
mentions that the individual unit to be ready, and this is pretty
standard.

Now think about it from Vaatika's point of view. Most of us , I
believe are under the HDFC scheme where Vaatika is paying the pre-EMI.
Basically Vaatika has already got there money from HDFC, and as soon
as your unit is ready for possession, Vaatika has no obligation to pay
the pre-EMI. It is then that our installments kick-in. Now we owe
money to HDFC not Vaatika, and if we default, we can be foreclosed by
HDFC.

Frankly, sitting in the US, I don't think I personally will have time
to run to consumer courts in India etc., and if you think anything can
be done by writing letters / emails then you have been out of India
too long. If you all can get something done - All the power to you. I
think most of us, are educated and professional enough to realize what
is in the contracts we are signing, now are we mature enough to take
responsibility for it ? It is not the verbal promises, or the
brochures which are used as marketing tools that we have to go on, but
the actual document we sign.

Lastly, my friend had bought property in DLF Gurgaon when it was being
developed (late 90's). The swimming pool, Gym, and the club house,
which were a part of the building complex itself was completed about 3
years after possession (Check out Richmond Park DLF Phase IV). So it
is not unusual for this kind of thing to happen. Of course, as per my
previous posts, in this economy, it will take much longer for Vaatika
City to develop than it was for Gurgaon.

May be Vatika can take lead from delay of the projects by some of the developers in Dubai to help investors. Star giga has delayed by 2 years on similar grounds that conditions are not livable. Accordingly the payment plans has been readjusted over extended period coinciding with delivery of apartments. It has not only brought relief to us but has won customer accolades for developer as well. May be Vatika can take cue from recent developments in Dubai and delay the delivery till situation improves. Needless to mention we know you and look forward to your active participation in voicing our concern to Vatika.

Dear All,
I hate to accept that its dead, but I trust Vatika does not think so, and they are pushing from their side as much as we wish to make this place livable. I had bought Vatika project as I had heard good things about their Gurgaon project. I trust Vatika is trying their best to keep up the reputation in Jaipur Project as well.
Let us all wait and look forward to what Vatika Managment has got to say. I am sure Mr.Kapoor will be able to persuade Vatika to write to us and update us their actions on the concerns excpressed by all.

Contract  which  we  have singned is  one thing, but  all presentations  oral,witten  or through  brochures  sales talks   which made investors/ buyer  to take  decison  are  part of  contract . When I took decision  for  appartment  in urban wood it  was promised that there  will be  two approaches  connection vatika to express high way one  beofre  toll plaza  and one after  toll plaza  and  amanities  including  schools  are being  developws   which  will be  ready  before  handing over of  apparments .  Travel  time  from vatika  to Mian Rlty station  was indicated as 18 minutes  where  actually it is taking not less than 40  minutes. We should make vatika accountable  fro misrepresentations  and make them  to develop  schools  and other facilities  so  that  people  can live there  .  Till   facilites   are  developed  no  possession should be tAKEN.
