Estimate for UUCW main hot water heater

I strongly recommend getting more bids, including an electric water heater. Steve mentioned the failed heater earlier this week. I asked if anything other than just the hot water heater would be required, because I thought there might be a problem with the flue. He said that was all set, and that the bid might be for a tankless heater. We already have a mixing valve that works fine. I thought we learned that CO detectors are not required in buildings where no one sleeps. In any case, a CO detector should not required with an electric heater. All hot water heaters are easy to install by any plumber and should not cost more than $700 installed, right? With our light intermittent use, there should be no significant higher operating cost with electric, and it's more efficient, and the grid is becoming greener.

 Here is the estimate for the replacement of the water heater.  I believe given the amount of the estimated work, a signature by the Board President or his designate is the appropriate way to process this.  If the you agree, please sign the attached form and I will return it to Gustafson by email and schedule the work for early next week.

What does the dishwasher need?  What’s the recovery rate of the machine quoted?  There are some rebates out there for high efficiency water heaters.  What about linking the water heater issue with solar power?  We should be a leader in the community.  A Solar Powered heater might get us off the grid for this matter.   The crux is that Aaron has taken the time to move on this matter; who else might take on this project on a timely basis?  AndyH

 

Ps.  You mean to tell me that there is no CO detector for the our furnaces?  But there is one  that is needed for the WHeater?  Kim, plumbers charge $90/man/hr door to door, plus truck and incidental charges.  It’s crazy I know.  The heater is going to be about $700 plus 3 hrs for 2 techs plus fittings and warehouse time.  The permit is $85 for gas and $65 for backflow preventer.   And the plumber has to be there to meet the City Inspector!   If you are going to do an electric 80 gallon or so, you’ll need to have an electrician install new circuit for 220v line.  My concern with electric heater is recovery time for the dishwasher.  We use a lot of hot water in very short time periods.   Maybe 4 hours/week intense; 168 hours/idle.  That why my preference is for ready delivery system.  There are some nifty new machines out there that are environmentally friendly.

The dishwasher has its own booster heater to 180F, which has worked fine since the last repair a few years ago by KASCO or their successor. The 40-gallon water heater and the mixer valve are just for the sinks in the kitchen and bathroom and may be larger than we need. We have 3-phase power in the furnace room, so I doubt wiring would be as complicated/expensive as CO detectors, flues, etc. Good water heaters cost $375, plus $85 for the permit and $90 - $180 for labor. I doubt we would need a new backflow preventer; we passed a water inspection a few years ago. I'm not sure what bid will win, but I think it's a good idea to get multiple bids for anything > $1000 especially if the first bid is much more than expected. We can wait, right?

Thank you! I hope that works. Aaron and Andy I hope can you followup and agree if installation is feasible enough that it's worth having Win bring it, maybe checking with Gustafson. I'll be away from my desk and hard to reach much of the day so don't wait for me.
