Thanks for your mail informing about the Rs 5 per sqr ft of penalty that you will give us. But let me get a few points across to you...

1. I paid 53.2 lacs, 90% of the payment, irrespective whether you built the house or not as per your demand notice between 2006 Dec to 2009 Sept.

2. I have paid 18% interest for few days of delay for few of the payments as per your agreement.

3. I made all these payments assuming the construction is happening with "time as the essence of the agreement" and your time to time demand notice.

4. Though you will pay me Rs 5 per sqr. ft for 1588 sqr ft, that is Rs. 7940 per month or 95280 per year.

5. For the 53.2 lacs I have paid by Sept 2009, for last 4+ years you have basically taken 53 lacs from me and you will pay me 95280 per year which is 1.8% per year.

6. Just imagine, that you have taken 10 times more, 18% inetrest from me for every day of delay. For last 4+ years, you will pay me one tenth 1.8% per year. How fair it is !!!!!

7. You have published requesting for fixed deposit from investors promising 12.5% interest per year.

8. Since you took my money @1.8% per interest, you have no intent to complete the house and that is the sole reason it has taken more than 7 years now. I will be hesitant to believe if you will ever do the completion of the project at fast speed as this is literally money to you at 1.8% from poor customers like us who are helpless.

It is very clear to all poor customers like me, because you are enjoying our money at abysmally low interest rates like 1.8%, you never had the intent to do the work at a good pace. Otherwise, no way a project for which customers like me are begging for 7+ years would have taken the shape it is now.

Dear HP Nanda Sahab

Many thanks for pursuing the case  with Unitech . Hope we extract some   water  out of the stone .

Economics  of Builders   would fail  the day they become reasonable  . It is based on playing with customers  money  which they get at low cost against bank interest of 15% .

We have filed  a case on this  issue   . But things  stand in India , we  dont expect  any  results  from that also.

Regards  & all the best wishes

Good morning all,
I DO NOT intend to sound pessimistic or negative about all the communication that goes on here on these email chains, but I think this is only just to find a shoulder to lean on or an ear to whisper our cries. There have been many tries to initiate a case only to fizzle.
Nevertheless, I certainly think that all this rhetoric will have NO impact on great souls of Unitech. On my last visit to Unitech office I was told that there are many sites, groups and people who are only interested to start rumors and defame the company. They also said that we know well this is not going to have any impact on our operations.

I have always been ready to pursue any legal or  class action option but I am also convinced that NO one here is really willing to make sacrifices, more over we are all scattered all over the world and it is difficult to combine the forces.

Lets see what this new found communication will do for the masses of Verve.

With Best of luck and compliments,

Inder
