Gentlemen,
I went for the meeting with Unitech today, but was surprised to see that there were only three of us there; Mr Jatin Aggarwal, Mr Prem Swarup’s son and I. I had definitely presumed that there would be more of us there but this looked like a representation without representatives. It was also evident from the glee on Mr Chaturvedi’s face who was watching us from the balcony above that he had expected quite a few dissenters .
We first met Mr Sinha regarding the penalty clause, who expressed his inability to do anything on the matter except what was in the agreement.
Mr Chaturvedi also seemed to have forgotten what he had told us last time and said as much which was not surprising.
In the context of the above we did not expect anything much but nonetheless drove down to the Verve Site (courtesy Jatin), with Mr Chaturvedi in his own car and a couple of people holding flats in Cascades.
In all honesty we expected a practically deserted or contrived appearance at the site, but this was not so. The entrance gates, the boundary walls and metal grills, the considerable work already done on the landscaping, quite well developed grass lawns and even some Palm trees did show good intention. Though there was not much of a labor force present, it was evident that quite a bit of work had been done since my last visit 4 months ago. Tower 5 & 6 have been plastered outside, and parts of the external paint on them had been done. Mandatory fire protection systems had been set up in the flats we saw on the ground floor. The 100% power backup DG set was already placed in location, the club house was coming up at a fast lick. Jatin inspected the electrical wiring and ancilliaries in the company of the Unitech chief supervisor and found them quite satisfactory. The Greater Noida project manager of Unitech, Mr Sinha was available at the site and informed that he had been shifted there to expedite the completion of Verve as that was the only project considerably lagging behind in the area.
Mr Chaturvedi promises delivery of Tower 5 & 6 by March end 2012, and his project manager promises it a month earlier. The other 4 towers or so would be ready by end next year as informed to us.
I would now like to suggest others to go and visit the site if possible, preferably do it without prior information to Unitech, and then for us to decide on the future course of action.

Had brief word with Mr. Chaturvedi today, he says slow work on site which means to me status quo. He could not give any assurance on when work will commence full swing to meet March deadline but only that things will become clearer end October. Does this relate to project specific decision or general legal complexities that unitech is involved in I do not know.
The group members meeting on 15th perhaps can get a better feedback.
For me it means choosing between sweating it out or a legal recourse I.e. a choice between the devil and the deep blue sea. Not a pretty site when you are starting a devil in the face. Whatever the group decides will go with it.
