Unitech Fresco Tower 6 progress

Dear Members,

Unitech is asking payment for completion of 4th floor casting of Fresco Tower 6 in Kolkata. Last few payments they asked in quick interval (app 2 month). I wonder whether every member has same experience. Unitech's official website doesn't even show the photos of the construction for which they ask payment. I am a buyer from oversees and unfortunately I couldn't send anyone to their construction site to verify construction status.

Somehow pace of this progress doesn't match with their schedule with earlier towers, most of which were delayed and Unitech aid customers penalty for late possession. 

If the pace of Fresco continues in this way, they will be completing much before schedule handover Dec, 2013. 

Is it their policy that they try to complete initial phases faster so that they can get substantial portion of the payments as early as possible.

Unitech buyers' experience will be helpful.

That should not be the case.

I booked one (Tower-3, 1450) in March 2012, and in Dec. 2012 they asked for the installment against the Ground Floor casting head (item 5). Appeared reasonable to me.

But for the next, it says casting of 2nd floor - I will definitely ask for a status update and look to see the GF casting done.

Please follow up with them and keep us posted and thank you for the alert.

Hi RD03..you are right, every developer made the skeleton very fast to get most of the money in first 2 years (apprx 70%)and rest of the installment will take another 2 years. Unitech website does not updates for status, but you may ask for tge actual construction photo before you made payment.Anyway, August 13 i am going to India, will take more photos & upload fyi. But I m not sure i will share the photos? anybody can help me?

You can send your booking code for the apartment to custom...@unitechgroup.com and ask for picture and updates. I asked the same for T7 and got some updates which I will share in the next email.

@RD03: you can upload the pictures to picasa, online image hosting service from Google or Flicr, a similar one from Yahoo. Both are free and great. You can share the link to that album here in the group.

Dear All,
We too are buyers in Tower 3, booked in April 2012. Possession expected in 36 months. We regularly visit the site. We are informed that slab casting is complete for Tower 3. However, possession is likely to be delayed by 1 yr. Also checked with their HO at Camac street...same story.
There is little we can do, since legally they are paying penalty, although a pittance.
It is also true that they complete slab casting quickly to get payments and it is also reflected in their balance sheets as revenue.

New buyers be aware...build it into your plans. Do not trust their or sales persons word ( ALL CHECK DEALS/Brokers/etc). The penalty should be prevailing bank FD rate + 2%. Any legal experts here????

I paid for my flat (Cascade T5) in 2007. I was supposed to get the flat in Feb 2010. Last five years they said that the flat will be delivered in next six months. DO NOT TRUST THIS BUILDER. They are doing the same all over India.
