Best broadband availability checker?

Now that full FTTP is available to my house I thought I’d look to see what
deals were available. I quickly realised that Plusnet and Zen weren’t
appearing on any of the checkers that I tried and got me wondering who else
might be missing.

Is this just the ISPs being slow to update the regions where they supply
their services or down to the checking websites taking mahoosive
backhanders from the big boys? Any recommended sites that might give a
truer picture?

Is it Open Reach provided FTTP you have, or something from one of the
alternative providers?

The only thing that I have discovered is that (contrary to widespread
rumours) "Sam" often does NOT know.

Sam used to know, but I think he has paid zero attention lately to
broadband availibility, preferring to concentrate on speed monitoring
boxes ...

First step, check to see if OR FTTP is actually live in your street, you
need to look for 'FTTP WBC' three or four lines down here

Well, I wouldn't put much faith in that.

First thing they got wrong was that when I entered my address manually,
the site refused to recognise it, but when I chose my address from the
postcode drop down list, which resulted in exactly the same information
being auto-entered into the form, it recognised it ... Duh!

Next they tell me I could expect between 20-35Mbps over FTTC from the
nearest cabinet, 6; no way, I'm about 2.35 miles roadside distance from
that cabinet, and the cabling in between is in an appalling state of
disrepair.

As with all databases it's GIGO..  On all the connections I 'look after'
the real world test speeds (towards the bottom of the results page) are
spot on (even if the estimates at the top are daft)
