As I expect you all know, you can now set up "alerts" on the land registry so that you are informed by email if anyone attempts to modify the record for the property you have set the alert on. One use for this is to put an alert on a house that you let as a protection against a tenant fraudulently trying to sell it.

I have just sold a house with an alert on it and i can report that the alert system worked. It has sent me the following email on the day that contracts were exchanged. This shows that thesystem does indeed work.

FTR for other readers, the right starting page for signing up for this
is here:
https://www.gov.uk/guidance/property-alert

Don't just go to the LR front page and search for "alerts" because you
get only their email newsletter service.
