I am involved with another site where one of the plot holders took the initiative
to launch a rescue plan that I think could work for the site at Southwold.
The steps involved are summarised below:
1 Confirm the plot owners
2 Contact them to confirm interest
3 Take advice from a Land Estate Agent re marketing
4 Confirm site access arrangements
5 Engage a Planning Consultant, such as Zyda Law, to develop a collaborative
agreement and progress planning
There's a lot of work involved and you need someone willing to put the time in
to co-ordinate all stakeholders.
STEP 1 CONFIRM PLOT HOLDERS
My inderstanding is that we have a list of plot holders but I do not know if it
is complete. There is also the problem that things may have changed since any list
was compiled.
STEP 2 CONTACT THEM TO CONFIRM INTEREST
This is self explanetary, it involves contacting plot holders to see if they
agree in principle to the plan and gain support.
STEP3 TAKE ADVICE FROM LAND ESTATE AGENT RE MARKETING
I'm not sure who to contact for this step, it needs clarification
STEP 4 CONFIRM SITE ACCESS ARRANGEMENTS
Is there an access issue here, I don't know for sure it needs investigating
Step 5 ENGAGE A PLANNING CONSULTANT SUCH AS ZYDA LAW, TO DEVELOP COLLABORATIVE
AGREEMENT AND PROGRESS PLANNING

In my other site an agreement of fees etc has been reached, the cost is spread
amongst plot holders. I cannot give a figure for the Southwold site but I can say
that in my example they are reasonable when divided amongst plot holders. An estimate
is circa £100 per plot based upon the agreement that is in place at my other site.
The following is a comprehensive list of the actions agreed with Zyda Law:
1. To take this project forward the following actions are required:
a. Each land plot owner to forward a completed ‘New Client’ form to Zyda Law
(copy attached), to comply with financial regulations;
b. Zyda Law to establish a client fund;
c. Each land plot owner to forward initial payment £?? + VAT (£??) per land plot
by credit/debit bank transfer to Zyda Law Client Account, HSBC, 30 Market Street Crewe, Cheshire
(Sort Code: **-**-** & Account No: *********);
d. Zyda Law to complete a Joint Venture Agreement;
e. Zyda Law to prepare and submit planning application;
f. Zyda Law to engage Architect’s support;
g. Zyda Law to engage Highway consultant (if necessary);
h. Zyda Law to arrange Flood Risk Assessment;
i. Each land plot owner to forward interim and final payments of £?? + VAT (£??) and £??.?? +
VAT (£??.??) respectively per land plot on request by credit/debit bank transfer to Zyda Law Client Account, HSBC, 30 Market Street Crewe, Cheshire
(Sort Code: **-**-** & Account No: *********).
In the case of my other site, Zyda Law are in discussions with the local council, this
is most important as we need to have the council on side and ensure that an application for planing will be successful. It covers the suitability of the site and other issues such as the councils targets for having sufficient land sites available to meet their targets.
Now the tricky bit, and that is to get somebody to take this on. It does not have
to be a single individual possibly a team. The other major concern I have is that next
year marks the 10th anniversary of owning the land, and I undersatnd there are some
strange laws whereby somebody else could make a claim on the land. Using Zyda Law
would protect us from such issues.
