if you have a space in the target directory, you have to put that name
into single quotes, otherwise the externals property is invalid:
svn:externals
http://server.com/svn/trunk/some%20folder 'some folder'
If you've set the property as
http://server.com/svn/trunk/some%20folder some folder
it won't work.
