Thank you for your email.

It’s even more concerning if the snags as mentioned by you are highlighted in the builder list at time of takeover as it's been more than a year now. Who is accountable for getting this addressed? And why was this list not shared with Ciel residents and the sub committee.


We would like to understand what action has been taken on the items flagged by us and on the original list and what is underway. When the handover happened by the builder in World Crest for instance an inventory was made - and major repairs like changing of all the wallpapers etc was done by the builder in a systematic way overseen by the PMC. We atleast nothing on this front on the Ciel floors 


We remain concerned after having done a quick walkthrough of the floors as it seems that either no proper audit and handover was done or no one is bothered about fixing rhem or both! These include some concerning Fire & safety issues. We will hold you and the PMC responsible for all such issues. 

On the others where you have mentioned "wear and tear" pls tell us what the action plan for rectification of these items as they need to be changed / repaired.

Pls share a complete list post your meeting again with the right PMC members responsible for these issues and the builder team with exact dates for each item to be sorted .

We the tier 2 sub committee will take handover post all issues are logged with a clear rectification plan and allocated budgets for the same where needed.

In closing. Want to flag an issue on the lift front - the third elevator has been handed back in a damaged condition and there is mo sign of the the fourth elevator for ciel even as month after both service elevators have been on stream. With a lot more residents in ciel, we are keen to implement the elevator policy and it will not be possible unless the lifts are back on steam in proper condition and reprogrammed.

This is with subject to snag list received from tier 2 subcommittee members, below are the observations mentioned in the snag list. We have already shared a comprehensive snag list with Lodha of all open points in the building & taking follow up to close these points as soon as possible.

 

  • Lift lobby Fire cupboard keys are not available at mentioned locations : 76,75,74,72,71,70,69,68,67,66,65,64,63,62,61,60,59,58,57,56-----------This observation is already mentioned in Lodha snag list.
  • Wallpaper damaged: 72,71,65,62,61--------Not observed any issue at 72nd floor, 61 & 62 floor damages was not there at the time of handover from Lodha. 65th is the part of Lodha of snag list.
  • Ceiling POP: 75,71-------At many floors damages are happened due to ac condensation as fire doors are not closing due to design issue, this needs to rectify by Lodha.
  • Floor marble damage: 75, 71----------75th observed damaged need to do recertification by Lodha. For 71 need to take feedback from Lodha.
  • Ceiling Trap Door not available:74,67, 63,61,58,57,56-------Team has open these trap doors for Jio network, they will fix the same ASAP.
  • Lift S------Door does not open fully-------This was rectified by Schindler.

                 Dents on steel doors------------This is part of Lodha snag list.

                 Fans not working properly-----Fans are working fine.

                 Scratching noise at many floors----@ Jai Prakash kindly check all floors & update.

                 Damaged steel panel on 74th floor----Buffing require, inhouse team will do the needful @ Jai Prakash please follow up.

 

  • Lift P-----Scratches on veneer-------This is normal wear & tear. @ Jai Prakash if require, kindly take quotation for replacement of this panel.
  • Lifts reprogramming ------This is part of handover from Lodha & Jai Prakash is following for the same.
