In the mortgage industry there is a unique program casually referred
to as 203k. The official title is "HUD Section 203(k) Rehabilitation
Mortgage". It is designed to provide mortgage loans for the purchase
and rehabilitation of one-to-four family homes and qualifying mixed-
use properties (a mixed-use property consists of residential and
retail/commercial units in the same structure). We believe that this
program should be elaborated upon and discussed more with the
objective of enlightening potential home buyers to the benefits
encompassed in 203(k) mortgage financing. Our nickname for this unique
program, is three-in-One Benefits mortgage. Here's why: The 203(k)
mortgage allows for a low down-payment home purchase, completion of
needed repairs to the property and protection against breakdown of the
home's major working components (heating, electricity, plumbing,
etc.). If these systems are repaired up-front, there is less of a
chance they will breakdown during the early years of homeownership,
thereby allowing for a stable home and satisfactory mortgage loan
repayment regimen. Thus three needed benefits in one mortgage. There
