Dear neighbors,

We are noticing the following frequent covenant violations.  Please help keep the neighborhood looking at its best by taking corrective actions.  Continued violation will result in fines.

1.     Per section 7.13 all garbage cans must be concealed from view at all times.  Trash must not be allowed to accumulate.

· Please do not store garbage cans on the side of the house unless they are concealed by shrubs/hedges.

· Garbage cans must not be left at the curb except from 6pm the day before collection day to 8pm the day of collection.  Currently, this is 6pm Thursday to 8pm Friday.  We are noticing that they are being left at the curb much longer than necessary and are detracting from the appearance of our beautiful neighborhood.

· The above applies to yard waste bags as well.  Please do not leave yard waste bags sitting by the curb except on collection day.  We are noticing that they are sitting by the curb for days.  Please note that this is a health hazard as well, since grass clippings and waste tend to decompose and attract critters and bugs.

2.     Section 5.2 clearly describes Owner’s responsibilities regarding maintaining yards including lawn, shrubs, beds and hardscapes.

· Lawns must be maintained properly including regular mowing and edging.  We are noticing several lawns that are not edged properly, especially around shrubs, beds and hardscapes.

· Beds must be kept free of weeds.

· Lawns should not have dead spots or otherwise in poor condition.  Any issues must be promptly corrected by installing patches or seeding.

· Hardscapes (retaining blocks, tree rings, edging etc) must be maintained in good repair.  We are noticing several yards with hardscape that needs attention.

3.     Section 7.23 and several other sections specify that mailboxes must be identical and maintained properly

             · We are noticing several mailboxes with missing numbers.  Please replace them. Replacement numbers that are identical to the current ones can be obtained from www.budgetmailboxes.com.

· Several mailboxes need painting (including numbers).

4.     Section 7.13 requires that no trash must be allowed to accumulate anywhere on the lot.

· This includes storing junk in backyards and under decks.

· While this may not be visible from the streets, please be considerate to your immediate neighbors and keep backyard and area under decks clean.

5.     Section 7.4 indicates no on-street parking unless approved by board.

· While on-street parking for visitors and guests is unavoidable, please be considerate and park on one side of street legally.

· No overnight on-street parking.  Please help neighborhood safe by parking in driveways and garages.  If your teenager needs a place to park, please consider adding a pad to the driveway.

· Please note that City of Alpharetta has an ordinance prohibiting overnight parking on residential neighborhood streets. Police can be called to ticket and tow illegally parked vehicles.

Please take a minute and see if you are currently violating any of the above and take corrective actions.  Continued violations will result in fines.

Thanks for keep the neighborhood safe, clean and beautiful.

 Board.
