Minutes of Owners Inaugural Meeting of 16th March, 2013

AGENDA:

ITEM 1: STEPS TO HANDOVER OR MANAGEMENT HANDOVER

Currently, the estates systems are breaking down under the current management. For owners, it has put our investment at risk. As residents, it makes living here difficult. We have only two choices with regards to changing how things run at Thompson Apartment: One option is to either be compliant until handover is initiated by the developers or, another option is to demand for it.

 

On Saturday, it was agreed that we move to demanding handover.

We will do the following:-

1.       List the grievances related to the mismanagement of Thompson Ltd.

2.       Write a Demand Letter requesting an audience or a reply to the grievances listed and the demand for handover.

3.       If there is no reply within two weeks, we move to have an attorney handle the demand.

 

GRIEVANCES:  A post will be written in the egroup asking for input on the list of grievances.  At this time we have the following issues in mind:

a)      The owners demand an AGM and audited accounts

b)      Handover must be initiated as soon as possible and title of land earmarked for transfer to company. Developers should simply be listed as an owner.

c)       Water that has been diverted to Thompson 2 – the owners should have been consulted

d)      Sewage connected to Thompson 2 – the owners should be have been consulted

e)      Repairs requested within the first 60 days need to be repaired at the Developer’s cost

f)       Pets – complaints about rogue pets must be addressed immediately, or the owners demand the No Pet Policy be applied.

g)      Services must be improved (gardening, cleaning, etc.)

h)      Equipment and their productivity must be repaired and maintained (gym equipment, generator, pool, water tank, lighting, etc.)

 

THE LETTER:  The letter will be drafted and shared with two or more owners and/or residents of Thompson Apt with a legal background. If you would like to assist or advise us on the writing of this letter, please email me at tindi...@gmail.com.

 

ATTORNEY: Hiring an attorney will be the responsibility of the owners. The more of us on board on this venture, the more effective and more affordable it will be for all involved. Those that live here, know the urgency, I hope that the owners that are on the outside understand the importance of protecting the needs of their tenants and thus their investment.

 

ITEM 2: COMMITTEES

Currently, we have an inefficient way of dealing with the systems on the estate. Whether it is the pool leaking or the gym equipment needing repair, it seems we need to rethink how complaints are addressed and how we report back to the community and management on what is or not working.

 

On Saturday and over the past few weeks, we had presented a list of committees that can be manned by 3 to 5 people (residents or owners). These committees will hear complaints, have these complaints addressed and report back to the community about said issues.

 

A post will be made on the egroup listing the committees. We are asking that you take part. Sign up. Meet. Report back to the community.
