Signage will be taken down at the end of the year - it was discussed at the last HOA meeting.

why are the keychain remotes being upgrades and not being changed to card readers like the rest of us?

I have read the existing past complaints against Ross Morgan on the Better Business Bureau site and their main rebuttal is that they act on behalf of the Board's decision.  What confuses me is the A+ rating Ross Morgan has because EVERY single person I have talk to in the community is disatisfied with NOT the Board's decision but the SERVICE of Ross Morgan.  Regardless of any arguments or rebuttals between both parties the bottom line and the common factor is that the residents are NOT HAPPY with Ross Morgan.  I believe BBB would receive a lot more complaints from the residents if they thought of sending complaints through the BBB.  The simple fact is that not many people know the BBB is an avenue they can use to file complaints (warranted/unwarranted) against a company.  Personally, considering the "horror stories" I have heard from every resident I have spoken to regarding Ross Morgan since they started here at the Metropolitan Condos, I am skeptical any resolution exists (at least for the time being).  Therefore, I am sending this complaint anonymously per the requests of my informants. This is not fabricated as my information comes from reliable sources.  My informants are both residents AND employees and I have thoroughly interviewed all of them.
 

The current issue at hand is regarding access to the gates on Owensmouth leading to buildings 9 and 10.  The old remotes are being phased out by HOA management themselves to make way for new keychain remotes.  Not everyone was notified of this issue.  Ross Morgan first sent letters to a "SELECT" group of residents notifying them of this and that there would be a "SMALL" fee for the new keychain remotes.  Residents that did not receive this notification asked Ross Morgan about this letter being sent and they had said it was a "lie" and that no letter was sent.  We are a bit confused as to why they would lie about other residents lying as the letters are in-hand as proof that the letters exist and were indeed sent to some select residents.  It's also confusing as to why only a select group of residents received this notification.

Second, HOA has quoted and charged different prices for the new keychain remotes to different residents.  Some residents are quoted $50, some $40 and others for "FREE" as a resident came in yelling and shouting at HOA for the charge and HOA just simply gave this resident a keychain remote for free.  FYI: Statements from various residents that describe the charge and their signatures can be provided as proof if this issue.  This is being discussed.

Entering the premises of our own homes is a NECESSITY. Why should there be a charge to purchase this?  There should ONLY be a charge if we lose the keychain remote that was provided to us free of charge.

Third, letters from residents have been sent to HOA notifying them that the new keychain remotes are not $50, $40 or $30...but ACTUALLY range between $10 to $15/$20.  What is the reason for such HUGE PRICE HIKE?  I'm sure there are companies that sell the remotes for that amount but there are also a lot of reputable local stores that can sell it for A LOT cheaper.

It is bad enough that we are being charged for these keychains, BUT Ross Morgan OVERCHARGING the residents for the new keychain remotes is extremely wrong.  There are local companies that specialize in remotes for gate/garage access and also have special bulk rate deals on their items.

Fourth, this issue was discussed during one of the HOA meetings.  It was said that the "upgrade" to the keychain remotes was approved by the board. When asked why this fee for the new keychain remotes cannot be deducted from HOA fees, HOA replied that they cannot do so because such a charge is considered "separate" from the HOA dues. This is not acceptable because they should have nothing to do with the selling of remotes since they are ONLY hired as MANAGEMENT. 

This letter is meant to recommend Ross Morgan give residents these new keychain remotes...FREE OF CHARGE.  A notice should be sent to ALL residents NOT JUST TO A SELECT FEW that NEW and FREE keychain remotes will be given out to ALL residents. If lost/stolen, residents should THEN be charged a replacement fee. 
 
The remotes are given to us free of charge when we bought the place so this new upgrade to the keychain remote should be no different.
