Hi. I have asked for the accounts from Stevens Scanlan re The Forge-
which they have to provide if requested. This should shed light on
what the service charge has been spent on.

So far Nikki, Robbin, James and Charlotte have all said they support
looking for a new managing agent plus myself. I think that represents
four of the properties? I'll try to find out how many we need to
support a change or if anyone else can find out that would be great.

I not sure what the best thing to do is regarding voting on the
proposed reduction in services but Im happy to say we should have a
bit longer to think about it. Check out the links below-it sounds as
though we might have a 'management contract' with Scanlans in which
case we need to know when this expires or how we get out of it.

On page 26, point 4, of the originals Scanlans agreement, it describes
how the accounts have to be certified by a qualified accountant and
that a written statement/summary should be sent to each tenant, after
the expiry of each accounting year. We pay £450 per year for the
accountancy, according to the agreement.

Hi I also agree that Scanlans have done a very good impression of
showing how NOT to manage The Forge. Surely a company with all their
experience should have noticed they had not been paying any
electricity and flagged this up earlier. James, i agree with all you
have said and also want to reiterate to Julia that this is in no way
any criticism in her directorship skills. Stevens Scanlan should have
noticed that a budget had not been set aside for electricity. It is
not up to Julia to spot their mistakes, Julia, you do a fabulous job
with all you do in your directors role and i for one certainly dont
know how you find the time and energy. I have never owned an
apartment before so having a Management Company manage us and having a
director make decisions that affect us all is all new to me. I put my
trust into Scanlans and was happy to pay their fees but now my
confidence has been lost. It seems that if they get just a small part
of it so wrong what other mistakes are we paying for?????

Hello everybody, and Happy Christmas!

Apart from the lively dialogue re the level of service charges, which I am following with interest, I have another ongoing issue with Scanlans:

For those of you who may not pay the service charge by Standing Order, have you (for the past year or so) routinely received quarterly invoices or payment demands? - and by this, I don't mean reminders and other threats, I mean the original demand at the beginning of each quarter.

The thing is, I have not received a demand for over 18 months, relying on my memory to pay at the appropriate times. But Scanlans arranged the transfer of my alleged arrears to the County Court without confirming my receipt of any payment demands or trying to speak to me first! Legal fees have now been needlessly incurred.

I would welcome hearing from any of you!
