She invested in liens/deeds/pre-foreclosure, etc.
She emphasize a lot about doing marketing after you own the property.
The marketing must be fast and all out, blast-off marketing just like the blast-off of the space shuttle.
Also creative investing.
Case: Land-locked lot.
Because it is land-locked, she offered to the neighbor that has access to road, and it sold.
Back to her marketing method:
1. Put ugly sign on the roadside "FIXER", "FOR SALE", CHEAP", Phone no...."
2. Say it like it is. i.e. ugly house, lots of trash, fixer special, etc.
3. Newspaper classified
4. Newspaper insert
5. Postlets (google it)
6. Craiglist
7. eBay.
8. Any and all marketing possible
This way she sold property within a week.
Her motto is: "Done is better than perfect"
She is focusing on the county that is not the hottest market, not the worst, but in the middle.
