Meeting with Unitech

Hi All,

 

I just spoke to someone Senior in Unitech. They would like to meet with us to resolve issues such as transitioning, collection, dog issue, cultural events, maintenance etc. The person is suggesting Friday as they are not available over the next 2 weekends.

 

I am suggesting 7:30 PM. Please let me know your thoughts on this.

Transitioning Main Issue:

• AOA to Collect CAM, Unitech to Bill TCS AOA and AOA will reimburse 
  Unitech
  . We have to make them agree to this main issue.
  
  
• Assuming, they agree the above,t
  hey would bring up the point of increase charge per sq.ft. We have  to tell them, show Accounts - then we can consider.
• Projects: You have an audit report on 70% to 80% of the Project Issues. They have to give us the money to complete all the project issues. Professionally, whenever a takeover or partial takeoever takes place, due diligence audit has to be carried out by auditors appointed by us. From Unitech's side, they have to provide an audited statement of Accounts pertaining to TCS ONLY - Fixed Assets, Deposits,Current Assets, Current Liabilities, Secured & Unsecured loans which will include list of project creditors and debtors etc. If they do-not in a defined period of time, we will keep on 

Maintenance:

You have a checklist - very handy for discussion.

You have an audit report. If time permits

Dog issue

  entry and ask for money from Unitech;if they do not give, then deduct the collection that we will be doing on their behalf.
  
• Stray dogs loitering in our complex: ask Unitech to handle this problem.They made it and they have to solve it. If they don't in a defined period of time, then we will do it courtesy Menaka Gandhi or a use professional dog catcher and send them to the ashram made for stray dogs(read in the paper long time ago). I also remember that in DLF Phase 1(where we were staying before), a van used to come from the Municipal Committee and catch the dogs to the extent possible. 
  

Cultural issue

Unitech, when ever they want to hold an event, should inform AOA beforehand and pay(the sum to be ascertained on the basis of the services being rendered by the AOA or charges fixed for the event as per the Menu)

7.30 pm - I will try to make it - if my visit to the Doctor is over(Lal Path labs result to be available at 7 and shown to the Doctor.
