Don-

Your book pointed out several issues but didn't really give answers to
those issues so I was a little disappointed with the book. I would
appreciate it if you could clarify the following:

How does bankruptcy affect tax liens? Could you explain how it affects
the lien that either I would currently own or would be interested in
bidding on.

Where do you research for bankruptcies?

Where do you research for IRS liens? Does the IRS have to pay off the
tax liens?

What happens when there are other tax liens unpaid from previous
years? If there are two unpaid liens prior to mine what happens?

We apologize if you were disappointed, I think your expectations were
set that it would fit your particular situation or set of questions.
Books are limited on one aspect -- it can't read your mind, and the
bigger it gets the less profit you make and the more annoyed your
readers get if there's too much information that isn't relevant to
them. Hence, this online support is to address some of those
questions (for free no less).

1. Bankruptcy is federal, but it is interpreted in concert with state
laws. So if you want to talk through specifics, you would have to go
with a legal professional on the jurisdiction you are referring to.
In general terms, real estate tax liens would still need to be paid
off even with bankruptcy. The judge on a case to case basis may lower
the interest rate or adjust the penalties which may hurt your expected
return on investment.

2. You can research bankruptcies through name, SSN, or case number

3. The IRS files over 500,000 notices each year in the county and/or
state public records offices where the real estate owner lives or
works or owns property in. I'm not sure what you mean if IRS pays off
the lien.

4. The question is not complete. What happens when what situation
occurs? Let's say a house is being sold and the title company is
trying to finalize the sale. iThe house has 3 tax liens, one is yours
in 2008, another in 2007, and another in 2006 -- the tax liens would
need to be all paid off before it can be sold. Are there other
situations are you are looking for?
