Dear J.M. Chandra Sekar,

Thank you for the draft proposals .It is shocking to see that we need
to pay for land cost and registration cost.I have already mentioned in
my previous letter full payment has been made and requested to show
consideration doing free of cost.

My observations on your draft prposals:

1. Landowner is so merciful in returning the advances received by AHL
with 10% interest to Malhar & Kalyani. On the contrary Landowner is
not willing to accept the money received by him for Sivaranjani &
Revathi which was constructed earlier than Malhar &Kalyani and paid
full by me.

Landowner received my land cost money during 1997 itself. Where is
the questioning of paying again.

Lancour is totally blind to the issue.It sounds unfair. Lancour very
is active and dynamic where ever vacant is available.

My assumption is that Landowner had accepted that he has received
the advance money from Malhar & Kalyani whereas Siva & Revathi no
assumption is made.She is asking more money because here Lancour"s
concenration is more on Malhar & Kalyani where 12 storey can be
constructed whereas zero benefit on 113 allottees. It is highly
unfair.

2.Lancour is always projecting that they are willing do the
lift,water treatment,green,club,
painting etc., etc., free of cost.The only real benefit is getting
left other things are going to part and parcel of your multistoreyed
flats. Where is the free doing? I asked this during the first
meeting. None replied.

Why not Lancour can be more proactive and merciful intead of doing
the above except lift and willing do land cost & registration free of
cost or I am willing to bear the registration cost.The problem here is
no vacant land only papers.

Why not Lancour prevail upon landowner to accept the same as she
accepted in Mal& Kal.

3. The dues to AHL by allottees can be adjusted against land cost &
registration. There is no mention about that.
4.Is AHL getting any money out of this proposal? If so it sould be
made public and offset against 113 allottees.

6.My plinth area is 71.907 m = 774 s.ft it means I have to pay
774*2*1200/3 =619000/- ?
IT IS BOMBSHELL ON ME. I already mentioned I do not have job as I
have quit due to health reasons.

I request you to look into matter.I expect the Lancour to be merciful
where vacant land is not.




7.What is the action plan collecting dues from allottees. I have no
dues.
