My stand:
1. Any document/agreement should be through Alacrity - until the flats are registered.
2. I won't pay a single paise.
3. I just need my flat registered.

Dear Prasad We have booked flats in Kalyani. Saw the chain of emails and agree with the thoughts. My brother attended the meeting and he was also not happy at the proceedings; 1. I agree with the views that it is important to stay united; 2. Need to know if Lancor has legal authority to proceed with their proposals 3. Also I am concerned about the silence from Alacrity side; 4. May not be appropriate to sign any deal with Lancor at this point; Will be happy to see the views of other members / buyers. Meeting with Lancor on 10.07.11 at Tarangini Complex
My opinion:
Due respects to the land lady who has been part of the meeting and appreciate the pain staking efforts taken (land lady & nephew) in narrowing down one of the builders and her position as of now.
At the same time, our silent sufferings for more than a decade should not go unnoticed – the wounds are still fresh. The speaker was time and again pointing his fingers to the land lady to sympathize with her present position.
The amount of efforts taken by us or patience over a decade has not yielded the results. Adding further pain is that we have all grown older by 10 years+.
Having said the above, the meeting took of well with words of trust, confidence, co-operation, sacrifice, wealth creation, solution around the corner ringing again
but the
speaker most of the time was targeting the icy portion of the cake i.e. 111 registered owners time and again giving scant respect to Malhar, Kalyani and belittling us towards the end stating that he is the highest qualified among the lot which did not go well with me personally. He was contradicting his own statements of being educated.
No doubt we were silent sufferers all these years, but that does not mean that outsiders will take us for a ride as per their wims and fancies.
Pls. note that keeping the fresh FSI calculations, vantage locations, 200ft road, provision to build multi-storeyed buildings – builders with Vitamin M will be ready to grab the opportunity as our area is in prime location and it is high time, we call the shots and not the other way round. The land owners in their anxiety for making a quick buck should exercise
caution and not over ambitious in choosing the builder and ignore Alacrity in the process drown us.
1.This builder has not come prepared to the questions raised by the Association 2.He does not have the approval of ICICI Bank and State Bank of India – yet to approach
3. He has not got the permission from Alacrity – Alacrity is still working on a viable solution with a reconstruction company
4.No solution for Malhar, Kalyani customers - the customers were ridiculed by the speaker instead of comforting and that property tax paid and bills from Alacrity is of no use without occupying the flats. I request Malhar, Kalyani to give a serious thought to this pls.
5.Have all the land owners/legal heirs – some 20 of them agreed in totality and are they in unison with the land lady.
6.Do not have a clear proposal of the entire project.
The builder has not given any assurance that he is going to put his cards first on the table but is going to proceed on the above only on obtaining the signatures from the registered flat owners, by which time, all our heads are well placed in position for him to walk on.
Pls. note if Registered owners execute the NOC/agreements to a builder who does not have the concurrence of Alacrity, Bankers, they can demand any amount from Unregistered owners for registering the flats and from Malhar, Kalyani customers to complete the flats.
Even the bankers may tilt towards the builder who is ready to bid for the highest amount so as to retrieve the mortgaged documents from the bank.
So, we should ensure that we are strong in unity & call the shots by negotiating for which the co-operation and trust of Registered Owners, TFOA is atmost necessary.
I sincerely request the Registered & Unregistered flat owners, customers of Malhar, Kalyani to stand behind the Tarangini Flat Owners Association as a solid rock and take their advice and informed decisions by each one of you before signing any agreements/dotted lines. Association on their part will advice us based on their meetings with bankers and Alacrity for safety of Phase 1,2,3
Last but not the least, as informed earlier, Alacrity Housing Ltd is the builder to whom we have paid all our monies, entered into agreements. Let’s not be taken for a ride by any outsider. We must pressurize Alacrity for a immediate solution.
