What's the difference between the SWAPO2 lease and the Dale offer?
To give you a short answer, there's
a world of difference between the SWAPO2 lease with Carrizo/Caburante
which was examined and endorsed by a neutral group of experts who live
in your neighborhood, and the inferior Dale offer that has hidden costs
and doesn't even pay for your full acreage in the bonus check!
- Dale
deducts costs and fees from your 25% royalty, which means that 25% they
claim is not really 25%. SWAPO2 has ensured that our lease has no
"off-takes" or money taken out of your 25% royalty.
- Dale's
recent letter states you can get a cash bonus right away for your "Net
Mineral Acres." If you look closely at your survey or measure you exact
property, you'll find the acreage they list is probably not all that you are entitled to. You should know that real total mineral acres is usually not
what the Tarrant County Appraisal District lists for your surface
property (what Dale is using), and often includes up to 8% of property
out into street.
- One recipient of the Dale offer letter,
Gena Howe, reported a large discrepancy between what Dale was offering
and her true mineral rights acreage. In her own words: "I did
receive my second letter from Dale. My concern is their measurements
are far less than what my appraisal shows is my actual land
[ownership]. I show 11,465 square feet, which is .2634 of an acre and
their letter states I have .188; so theirs certainly doesn't go to the
center of the street. This may be another [Dale] tactic of "screwing" the property owners." Wow, Gena thinks she is entitled to 40% more royalties than Dale is offering her! No wonder Dale wants to pay her fast--before she figures out she's been cheated by them! We've received lots more email about Dale's short-changing people on their acreage.
- Dale
claims they can get your money to you a few weeks faster than the
SWAPO2 lease, but they don't tell you that you may well get less money than
you deserve for you signing bonus. Faster is not always better,
especially when the company making the offer has done everything they
can to break up the successful SWAPO2 neighborhood group.
Carrizo/Carburante can have your title research done in two weeks after
you attend the initial signing meeting, and you don't have to sign the
actual lease until you have a check in hand.
- Because of
their very poor signing rate compared to SWAPO2 (the first day it was
350 for SWAPO2, and only 10 for Dale), Dale has been forced to move
their meetings to another church, and they had to pay the church extra
to make sure that no SWAPO2 meetings can be held there. In other words,
if they can't compete fairly face-to-face, they move to a different
stadium and don't let the other team play there at all! We view this as
a desperation attempt cover their mistake in scorning the SWAPO2
neighborhood group and its community-oriented values and cooperation.
But we'll still be there protesting their unfair treatment of the
neighborhood, handing out fliers, picketing with signs, and continuing
our own very successful meetings at the Park Springs Bible Church.
- Next week we'll be holding a huge group rally with around 2000 of our neighbors. Stay tuned for exact date, time and location. But don't let that stop from attending a signing meeting sooner and getting answers to any and all of your questions.
Peggy (
pe...@swapo2.com) still needs volunteers to help with our signing meeting at Park Cities Bible Church, and folks to hand out SWAPO2 fliers and protest the signing at other church so that Dale cannot fool people into taking quick cash--but much less cash than they deserve.
