a)
Audited and non audited copy of financial expenditure for financial year
2011 to 2012, 2012 to 2013--- should be given to owners,so that it can be
checked leisurly by all owners and if any discrepancy to be brought to the
notice of office bearers. No use of reading in meeting----send copies before
meeting,so that owners can read and discuss.
b)
every month maintenance total charge comes to RS36000/- (by collecting RS 2250/-
from each flat ). How is the money spent,appreciate if breakdown is indicated to all
owners. Need to find out why there is shortage of liquidity. Need to monitor the
expenses on monthly basis.
c)
electrician cum plumber need to attend defects/leakages in flats. All owners to chk
no water leakage in their respective flat. All pipings common from pump to header
tank and header tank to accomadation to check for any leaks. Toilet flush to be
checked in each flat and to get repaired if leaking.----water saving. All owners to cooerate.
Toilet flush is the main culprit. All flat owners to check all taps are closed b4 going to bed.
NEED TO PUT NOTICE> VERY IMPORTANT. when going out to check.
COMMON AREAS BATHROOM SPECIALLY IN SWIMMING POOL SIDE AND GROUND FLOOR
BACK SIDE---WATCHMAN OR ELECTRICAN CUM PLUMBER TO CHECK
TOILET IN CAR PARKING AREA IN PATHETIC CONDITION.
D)
Person using gym equipments must handle all equipment carefully. Not possible to buy
every now and then. Register to maintain--for people using them. THey will pay for
new purchases.
e)
Freshwater purchased--- freshwater truck number or photo to take with date
and send to all owners.
f)
diesel oil consumption for emergency gen---monthly consumption and cost for all owners
