Dear Managing Committee (MC) of Swapnil Apts 

Request to include the following matters in the Agenda for detailed discussion and for general consensus:

1.   Building Painting works: Before EGM, MC requested to publish for the knowledge of Apt Owners:
  • detailed scope of work, areas of proposed painting works, strict time frame for completion
  • few proposed colour layout pictures/slides  
2.  Additional payment for water, purchased through tanker lorries (MC requested to publish the details before the meeting for creating awareness about this precious commodity).

3.  To reduce the financial impact due to high electricity tariffs, consider installing sensors inside the lifts and at common lobby area of each floor. Also consider replacing the tube lights with CFL at parking lots wherever possible. If this is done, we can save atleast 30% of the hefty electricity bills. Budget approx Rs25,000/-

4.  Nuisance being felt by family members due to ogling bachelors staying in the rented out Apartments in Swapnil. Security guy at the gate have been continuously telling about the practical difficulty in tracking several new-new bachelors entering our building, sometimes for short stays of few days. This is definitely creating insecurity (example: recent theft of helmet from bike etc..) and potential security threat which needs to be addressed in the General Body.

5.   Converting the terrace area above car park on South-East side as Multi purpose community hall with truss roofing, side walls temporary type construction, with 2 split AC's, wash basin facilities etc... Statutory approval could be managed. Budget would be approx Rs3.75L

6.  Ground floor entrance lobby areas: Currently this area looks pathetic. If this area is refurbished, it will bring in elegance and comfort feel to the residents as well as to the visitors. Hence propose to consider refurbishment of the floor tiles between the two lift areas, tiling the side walls of both entrances on South and North,  textured painting to the whole area, improvements to the side walls and floor of the lifts etc... Budget approx Rs1.2L. 

7.   Refurbishing the existing health club area and replace the non-working/obsolete exercise machines etc... Budget Approx. Rs1L

8.   Remove existing external paving tiles, compact the surface and make it even, then pave with better quality tiles with proper drain slopes. Budget approx Rs5L

If there is a consensus on items 3 to 8 above, proposed works could be currently implemented in a phased manner that would cost approx total Rs11.2L/64Apts = Rs17,500/Apt.

If any of the Owners who are currently not staying in Swapnil Apts has some apprehension in spending funds for development & refurbishment works, kindly note that overall development & refurbishment of Swapnil Apt facilities will certainly enhance value to the individual Apartment(s) while selling/renting out.

Not possible to pay for all work at one time. Can pay either for painting or for other jobs.
I am retired person and not possible. I have only recently did maintenance of the house
where i am staying with family. Not possible to pay
For additional electricity and water charges tenant will pay.
painting should be the last job,after doing other jobs (if planned)
Above car park---truss work and need to have glass enclosure,if fitting AC
electricity bill will increase--- i think ceiling fan sufficient,then glass enclosure not required.
If truss is fitted,drainage to provide for rain water.
Can go for vetrified tiles---by sticking only on top.---- near lift area (if planning to do)
cost need to check.
