A)
 I totally support DR mathew,it has taken a very long period and still no
sign of 1b taking action,if he was really interested he would have done it before.
Swapnil apartment owners association office bearers tried without any concrete
result. During meeting it should have been told to remove all plants before
commencement of high pressure washing.1B was still reluctant to remove,as he
was talking about jealousy. Friendly talk and requesting not solved problem.
 
Dr mathew is suffering and only he feels the pain,rest can talk,giving suggestion
be friendly with neighbours ,and during the meeting who talked,only one man opposed and stressed that it should be
removed ON THAT MEETING DAY.

NO HIGH PRESSURE WATER CLEANING TO COMMENCE WITHOUT COMMON AREA
OCCUPIED BY1B ,REMOVED ALL PLANTS AND CLEAR IT.

What action swapnil apartment owners association planning to carry out.
Need to file a case in consumer court and DR Mathew should stress,how it is effecting his health.
ON priority basis swapnil apartment owners association should act,it concerns the health
of  persons.
B)
I have been paying monthly maintenance regularly on monthly basis,what is the
need for RS 2000/- nonrefundable. I am paying monthly maintenance as decided by association,
for painting agreed paying,amount for additional water and amount for diesel oil i have informed
tenant and they have agreed to pay. I have to do maintenace at the house where i am staying
and so cannot pay for other than maintenace,additional water, dieseloil for emergency gen.
C)
every month if association comes with new payments, i will find difficult to pay. Legally if seen
maintenace cost to pay, additional amount for water procured by truck,emergency gen diesel oil.
D)
Other items like beautification, truss work,etc can be done once we receive the amount from builder
E)
ALL TO BE INFORMED OF THE OUTCOME OF THE HEARING OF THE CASE AND EACH FLAT OWNER WILL GET.

   Why should I talk to Jaison & settle this issue,that encroached area is not his personal property !!
   
        It's an illegal construction over the COMMON AREA of Swapnil apt building ,which of course is a problem to be solved by the Management Committee.
    I entrust Management Committee to rectify this issue(demolishing the illegal construction) before starting the paint work of external area, or else I will be forced to go legally against the Management Committee for blindly supporting Flat 1B's illegal construction causing health hazard to my family.  
  These emails are records of my request to SAOA.

 It is appropiate to answer my queries in email and let all know
Prefer all should be ib black and white. transparent. It is an era of scams
and need to be careful,all must know how money is spent. An individual spending
money,has right to know how money is spent,need written authentated
acct statement, which is filed, 
a)
To how many people salary being paid and what is the salary of each person,
nature of job being done by each employed and paid.
b)
monthly receiving RS36000/- How is the amount utilised and pl to send to all
owners the breakup. Owners are paying monthly maintenance and let all owners know.
c)
Would appreciate if annually audited account statement is given to all and let each interested
owner read between lines and check the balance sheet is talling. We all are paying and need
to have copies of the balance sheet.
d)
When additional water truck is called,same to be put in notice board and inform owners/tenants
the amount. Photocopy of receipt to be displaced on notice board. let us be frank,money is
involved and must know amount spent. Receipt photocopy required to be displaced -- inform owners
e)
Quantity of diesel oil consumed. What is the total diesel oil consumption,what is the rate per litre,
bill of same to take photocopyand display in notice board and send to owners.
f) 
garbage incinerator --- receipt for paying garbage collector .
g)
All expenditure including for bulbs -- must have receipt and aii owners must know
cannot write miscellaneous expenditure--- must be specific,expentiture for what.
h)
if watch man having heart problem then he is unfit, 
i)
once painting is finalised,it should be informed to all owners. Who will be doing
total cost (breakup to show). Repeat painting to commence only when 1B removes
all the pots and clears it. Cannot have pots in balcony also.
Copy of agreed quotation should begiven to all flats owners. Final amt. 

There is no use of reading in meeting,all owners must have copy of all
quotations, all dealings, Final amount agreed and total amount collected. All have paid
and it is the right of all owners to know all transcation. IT must be informed.

Why secretary and other office bearers not interested in it, owner of 1B
has catogarically agreed to remove the plants, why this has not be included

office bearers are itching and it is fulfilled by the concerned owner, reason for not
showing interest.
Plants have to be removed before painting or it will be no use of painting
costly paint.
This should have come in EGM minutes,not happy for skipping.
