Dear SVR Flora Community Member,


It’s been almost a quarter since we as the new Managing Committee took over management of the SVR Flora Community. As a team we’ve decided that our focus for the year should be primarily on items related to Safety, Compliance and creation of a Sustainable Community. It’s about time we all in the community met to align on what the Managing Committee has been busy with since taking charge, what’s planned to be achieved through rest of this year and why it’s planned the way it is.


With this intent, we request to call for a GBM with all residents on 07-Jul-2019. Looking at the dismal attendance in the community’s GBMs till date, we urge all residents to attend this GBM and the subsequent ones to enable us do the best we can for our community this year. (PS: WhatsApp is a medium of raising immediate smaller concerns but not strategizing - let’s all attend GBMs for this.)


Agenda for this GBM will be as follows:


  1. Approach taken by the committee to decide items to focus on for the year.
  2. Updates on what’s been done from Apr 2019 through Jun 2019.
  3. Update on items planned
    • KSPCB Compliance > STP Repair
    • Safety > Lift Repair
    • Safety > Electrical Repairs and Additions
    • Safety > Fire Safety
    • Safety > Perimeter Securing (Fencing Repair)
    • Sustainable Community Development > Additional Steps that can be adopted to Save Water, Professional Rain Water Harvesting & Ground Water Recharge setup installation
    • Aesthetics and Amenities > Painting, Swimming Pool repairs, Kids Play Area repairs and additions, Additional Residents Parking Slots, Securing Visitor Parking Area
    • Compliance > Association Registration Renewal, Financial Audit
    • Fiscal Hygiene > Dues Collections
    • Sustainable Community > Penalties Planned to ensure apt Community Discipline
    • Smoother Operations/Tooling > Apnacomplex Gatekeeper implementation (Safety), Apnacomplex Payment Gateway Integration
  4. Community’s Financial Needs, Planning and Controls > This includes discussion on proposed increase in maintenance to meet our community's financial needs
  5. AOB/Other Items for discussion by MC or Residents

PS: Given the criticality of some the tasks listed above, to the safety of our apartment complex, in absence of the required quorum in GBM, the committee will move fwd with them as planned and update the community on their progress as usual. Needless to state that our preference remains on having our fellow community members around in the GBM.
