Dear Florians - Greetings...

We herewith request all of our fellow residents to join us for GBM tomorrow morning i.e. Saturday Jan 21st, 2023 11:30 AM at SVR Flora Party hall/clubhouse.

Kindly find the agenda as below:

  1. Acknowledgement/Approval of new committee.
  2. Lifts maintenance and ARD & change controller.
    1. Lift 1 - controller.
    2. Lift 2 - ARD & Controller.
    3. Lift 3 - Door change.
    4. Lift 4 - ARD & controller.
  1. Preventive Electrical maintenance works for 4 electrical panels.
  2. Compound wall fencing - Repair as applicable.
  3. Transformer inside the premises - Service Maintenance & Oil Change.
    1. 3-Phase lines - Check connection & initiate maintenance & repair as appropriate.
  1. Replace STP filter pipe.
  2. Garbage room floor cementing.
  3. Pigeon nets (Top floor areas, ducts - wherever applicable)
  4. B-Block Rain water prevention to electric room.
  5. DG set - Automatic switch & roof, meter reading (proposal stage).
  6. Common area cementing and painting.
  7. Long due outstanding payments - Approach & closure.
  8. Parking Regulations- No parking in Drive-Way.
  9. Additional Revenue Generation Opportunities:
    1. Blue Car Rentals.
    2. ATM Installation/set-up.

Below is the list of key initiatives/activities completed/undertaken since the inception of the current committee:

  1. Nobrokerhood VMS onboarding.
  2. Swimming pool fencing work.
  3. Play area Light replaced.
  4. Garbage room sheet replaced.
  5. BWSSB water line repair work.
  6. Terraces fiber Sheet replaced 20no.
  7. Rain water harvesting tank cleaning.
  8. Waterproofing work back side drain.
  9. Tanker Water meter replaced 1no.
  10. Basketball sheet & ring repair.
  11. SVR Flora - Paytm Listing/registration. (In progress)
  12. Security office window grill - avoid passage congestion for residents/separate way for delivery package collection/marking entry/exits for support staff/delivery executives.

Dear Florians - Greetings...

Thanks to all the residents for joining the GBM, approving all agenda items & sharing their valuable suggestions against some of them. We are sure with the spirit to respectfully co-exist & co-operate towards a safer environment we'll be able to complete all agenda actions in a reasonable time frame & phased approach.

    1. Note: Lift Vendor was present to explain the impact, technical nitty-gritties & significance of the recommended changes & cost involved. Cost estimate was shared with available residents.

  1. Long due outstanding payments - Approach & closure - No outstanding to be allowed for more than 2 months. Association will strike constructive conversations with the concerned residents failing to which appropriate actions will be taken. 
  2. Parking Regulations- No parking in Drive-Way - Residents are requested to comply strictly with parking regulations, sensitize the future of our beloved country to avoid playing in the parking/basement areas.
  3. Additional Revenue Generation Opportunities:
    1. Blue Car Rentals - Exploring & will update beforehand as & when things are formalized.
    2. ATM Installation/set-up - Initiated discussions - updates to follow.

 15. Coconut Vendor outside the premises but in/near visitor parking area to be instructed not to park his goods vehicle inside the parking & make way as much as possible without obstructing the visitor parking.

16. Audit of the books/finances by a finance controller/CA to be initiated.

17. Created a sub account linked with current SVR Flora RWAs account for sinking-fund to be separately tracked & managed.
