Supertech Upcountry

Just a description I am planning to buy a 150 Sq Yard Independent plot
in Supertech upcountry .. My question What is the scope of this
project and how safe bet it is (Close to F1 and Adjacent to
Universities and Night Safari)??

Request memebers to respond and help in my decision i will be obliged

i have purchased a flat in G.Noida in 2007, planned possession was Dec 2009, till now i do not have the possession.

 

The late penalty is paltry... They keep postponing the possession by quarter and we keep missing each year the tax benefit.

 

My suggestion, do not go for too much ambitious projects...some of my friends have bought in ATS...atleast that guy is reasonable and not a cheat...he is also facing delay issues but is very reasonable guy.

Your story made me worry. I also booked flat in capetown in down payment plan. If they keep delaying things like in your case. This would be worrisome. 

Did you try resale property while under construction and then purchase another ready to move flat ?

no i did not try that... in G.Noida, if i try to sell now it will be a big loss...and supertech is only complicating the things.

You mean your property has not appreciated at all in all those years ? And how supertech complicate things ? I wanted to know because i am trying to resale my property, and if there is any complication, would like to know.

There zero appreciation. Infact may be the prices have gone down. on top of that this delay in possession only adds to the agony.

Hello Sreenivas,

Thanks for taking the time for replying to my message.. I am planning
to book an independent plot with supertech .. So the dependency will
be less and also heard not so good things about the construction
quality of supertech.. They are saying the possision of the plots will
be given in the month of December this year.. For me possesion is not
an issue as i also do not plan to stay there atleast for the coming
4-5 years. But i thought rather than buying something like a plot from
a broker it was better to get it from a builder.. Supertech is a cheat
but so do is everyone.. But atleast something like Khosla ka ghosla
wont happen :)

Please let me know how this area would fare in the coming time..

I am not an expert on realty sector. I feel it is a frenzy..earlier it was expressway, then G.Noida, then Noida extn, now yamuna express way. So you will have to take a call.

Supertech...now he has blocked me from making comments on his facebook...which is natural if someone write comments which you dont like you block them.

Point is, pay for what you get and what you see, if it is visible in future then it does not make sense. From that point of view, plot is a good option atleast you have it immediately...but then you have to decide on the risk.
