Important Notice to All Members

 

The Redevelopment Committee would like to thank each one of you for co-operating with the due procedures of signing the individual agreements. To facilitate the process in the coming week , please find attached a note that will help you plan your week ahead.

 

Stamp Duty Registration :

1.     The Stamp Duty registration will take place as per the schedule attached. Please note your date. The registration will begin at 4.30 pm on each date of 27th, 28th & 29th January 2014.(Attachment 1)

2.     The address for the above process is

Joint Registrar Office , 1st Floor

Khar Telephone Exchange Complex
Linking Road, Khar West, Mumbai.

(The entry is from the side , opposite Sheetal Bukhara restaurant, Stamp duty office is the last building painted in pink and yellow)

3.     Each Signatory is required to carry the original PAN card with him/her at the time of registration.

4.     In case of signature under Power of Attorney(PoA) , please carry the original PoA

5.     Please note that the process will take place from 4.30 pm till 6.30 pm and you are requested to make due time for the same.

6.     For any coordination on the date of registration , you are required to coordinate With Mr.Prasad Koparkar of Videocon on +91 9076545639.

7.     Cheques will be dated as 31st January 2014. Each  member will be given the following amounts by 3 cheques at the time of registration

a.      Compensation amount (two cheques)

b.     Shifting allowance

8.     The registration document will be available to members  3 days after the date of stamp duty registration. The same can be collected from the Secretary.

  

Scrap Dealers/Removal of Fixtures

Please note that each member is responsible for overseeing the work of removing grills and other materials from their homes. This activity needs to be supervised by each member. Under no circumstances will beams, wooden frames of door and windows or breaking of walls is allowed. The main door to your house should remain intact and be locked. The Society or Secretary will not be liable to any  issue arising out of any non-compliance to the above instruction. Please give corresponding instructions to the worksman.

 

  

 

Handover/Vacating of premises

1.     Members will hand over the keys of their respective flats  to the Secretary  on or before 31st January 2014, 4.00 pm.

2.     The same will be handed over to the builder.

( In case of Flat No. 16 , the keys will be handed over by the member directly to builder at the time of stamp duty registration )

 

Electricity:

Each member is requested to submit their original electricity bill to the Secretary . This is required by the builder to transfer the connection to his name post 31st January 2014.

 

Forwarding address:

Each member is requested to inform   the Secretary about their forwarding address, in written or by e-mail.The same will be submitted to the Post Master General for forwarding letters to your residence.

Dear all

My tax advisor has given the following advice:

Corpus Compensation
The law is not clear if it is taxable or not
As a matter of abundant caution, he has advised me to deposit the entire compensation in the 54EC Capital Gains Bonds. 
These bonds yield an interest rate of 6% and have a lock-in of 3 years. 
Post lock-in they can be withdrawn without having to pay tax

Rental compensation
As long as the actual rent paid for the new accommodation is equal to/ exceeds the rental compensation amount, there will be no tax.
Where the actual rent paid is less than the rent compensation, tax is payable on the differential amount.

Would welcome views of everyone on this matter.

i agree with Prashant and Sukrit. Polly, absolutely wonderful job, the patience and perseverance was great. It must not have been easy managing different energies under time pressure.
 
I would also like to acknowledge our seniors who  worked for the common good tirelessly.
 
We have all benefited from your work and a big thanks to everybody.
 
Our house is just on the corner building (3rd floor) and all are welcome to drop by if in the area, for a cup of tea or something stronger!!

Dear All

Thank you for the Kind words. I must say that everyone was co-operative and respected time deadlines. This made the process quick and efficient.

I only carried forward a process of coordination and communication to ensure that we progressed fast on a much awaited project.

My sincere thanks to Mr.Kshetramade, Mr.Sharma, Mr.Athavle, Mr.Morawala and last but not the least Suresh Rao for the support.
Without them the foundations of this project would have not been possible.

Will keep you all updated on the balance points of redevelopment.
