Hi!! Have recently been in touch with Kamlesh bhai Jani who lives in Ahmedabad and helps people in Maharashtra get farmer status.

The procedure he follows seems straight forward enough.

He has agricultural land in his name in Rajasthan. He will sell a small parcel of land to you and make sure your name is mentioned in Gram panchayat, Talati and revenue records. This land transaction is proper with registration , stamp duty etc... At the end of this transaction, he will give us a certificate certifying that we own agricultural land in Rajasthan and that makes us a farmer.

We can use that certificate to buy agri land in Maharashtra. In case of verification by the officials in Maharashtra, they will find your name everywhere on Rajasthan records as the owner of a piece of agri land.

At the end of one year, you return the land to Kamlesh bhai and the deal is finished.

His father apparently started this business and I have checked with a few people who have said he is reliable and we can go ahead with this matter if we want to.

He charges Rs.55,000/- for this entire transaction.He will give bills and we can pay this amount by cheque.

Apart from this, he also finds big and small parcels of land in Maharashtra and then gives people the size they want..... Currently he is looking at some land in Murbad.

If he is trustworthy, sounds good. 55K is reasonable. One angle to cover - can the transactions be done in Rajasthan without Mah friends going over? Some states allow a POA.

I recently arranged it for a few friends via a friend in Andhra. However since my Andhra friend was not a professional he took way to long to get to the point of getting a certificate ... over a year now. But at least I had peace of mind as he was a trusted friend.

For this entire transaction, we have to give him 55k, 10 passport size pics , photo id and address proof. He will handle the entire matter. I have checked with a relative who knows him and he has confirmed that Kamlesh bhai is reliable.

I did this exact thing, and got my certificate, but a different lawyer and he charged me a bit more. but that's alright, at least the transaction is legitimate.

i can share my certificate and files with you guys if you wish to see how they look. they are in Hindi and perfectly valid throughout the country.

Hi Sid,

The process is very simple and legit.

1.) We issue a power of attorney for the layer Rajastan, to buy land on our behalf.
2.) They will buy a land for which the agreement papers will be developed and we will scrutinize and accept the same ( if all's good ) - In Rajastan people are allowed and infact encourages to buy and do agri !
3.) once this is done, using this land, the layer gets "bhoomi pramana patra" which is the main part of the farmer certificate.
4.) next he also gets the revenue inspector report of what crops are there this year on part of that land - which forms the second part of the certification.

I will scan my documents and send you a copy when i get a chance, and you can take a look. I preferred this method to any other bribery etc, in spite of its costs ( for actually buying the land, however small it is ) , because of clear legality and legitimacy !

and when i was in western ghats, many layers saw this and all had no problem considering this to allow me and buy agri land in karnataka. but only thing that was required was to convert the documents to kannada, and get a seal from a  authorized notary !

in states like maharashtra etc, i hear even this is not required, as they directly accept documents in Hindi as one of the standard processing and record languages !

this is also the reason why the rajastan lawyer made it in hindi, instead of marwari !

all in all i am very pleased with his service, and now i am a certified farmer, who can buy land anywhere in india that offers land on farmer verification.

I hv also become farmer thru him. Now m a farmer of Maharashtra since  almost two years. After which my six frndz hv also become farmer thru him. 
The transactions hv been clean without any problem so far.

Hi Sid,

There r different ways available with him. For example u pay just one time for which u will b a farmer of Rajasthan for a period of one year & u hv to buy an agri land somewhere else within this year otherwise ur farmer status will laps. Another process is u buy a piece of land frm him which he assures to buy back whenever u wish at the same price u paid for, till then ur farmer status is retained etc. 

I chose to opt for the second option since as long as one is in the phase of looking for the land, one can never b sure of getting agri land in a years time unless one has already finalised over a piece of land and the required paperwork for the registration is in progress.

Ideally, if u speak to him in person, u will hv better clarity over various possible processes available with him & their pros & cons.
