Sirs,

We are extremely perturbed and sorry to draw your attention to the following for your kind perusal and to take necessary appropriate steps to redress the same at the earliest to maintain a congenial relation between the developer and Sugam Sabuj Apartment owner’s Association (SSAOA), some of which are pending since 2014, after the handover from Sugam Homes to SSAOA (REGD NO. 4A OF 2015). 

We had visited your office several times and submitted all the relevant documents and requested Mr. Harlalka to redress the same, but no positive action has yet been taken from your end. We would once again request you to please take appropriate steps in resolving the following: -

CIVIL Drawings:

·         Print out of the Layout plan of the entire complex in proper scale / in PDF format. CAD map is more suitable for future modifications and up-gradation.

  • Elevation Plan, Reinforcement details of each and every Flat, Garage, Community Hall etc.
  • Layout drawings of  the Underground Pipe lines for: 

i)     The Sanitary, Sewerage, Drainage & Storm Water Systems.

ii)    Submersible Pump Sets including its allied pipeline layouts for distribution of Drinking Water from Reservoir to all the individual flats through overhead tanks.

iii)   Schematic diagram for STP system.

ELECTRICAL DRAWINGS:

i)     Total Electrical Distribution for each & every Flats of the Complex including the Service connections.

ii)     The Electrical Distribution system from Substation to the Pillar Boxes incl. different Buildings' Meter Rooms to individual flats.

iii)   Detail Distribution wiring for the Two (2 Nos.) DG sets & its layout plans.

iv)   Detail Earthing arrangements for each & every buildings including the layout diagram of the Lighting Arrester Systems in Block B & F.

v)    Detail Compound Lighting arrangement systems.

Refund of one year maintenance charges for the period 01.06.2016 to 31.05.2017 for the Flat No. G/3C, received from Mr. Ayanendra Hazra, at the time of issue of the possession letter.

As per the agreement between the Sugam Griha Nirman Limited and Sugam Sabuj Apartment Owners' Association (SSAOA) dated 10th February 2018. There has to be a 10 (Ten) years Guarantee on the stamp paper from the contractor (PREMIER CUBE PVT LTD) to repair at their own cost for any damages against the rooftop works that they have done for the Block Nos. A, B, D, E & G.
