I am writing this mail as member & not as Treasurer.
 
The below structured calculation will really help to stream line the maintenance process;
 
If a member is defaulter for more than 3 months he himself has to pay the interest @ 18% ; this process will ensure  that the monthly contribution will come regularly.

From July'11 to March'12 - 9 X 900 =8100.00
From April'12 to Dec'12 = 9 X 1350=12150.00
From Jan'13 to June'13 = 6 X 1550 = 09300.00
One Time contribution for CCTV & Waterlevel controller =2000.00
Total Amount = 31550.00

Interest for late payment @ 18%= 5679.00

Total Amount to be deposited =37229.00

Please deposit the amount on the details given below by next two days else committee will bound to stop the services ( garbage, electricity and water supplies).

Thank you for the message.

The flat was vacant from April 2012 to June 2013. The flat has been occupied only from July 2013.

Therefore should I take the calculations as owner maintenance or are there separate non-occupancy charges for this?

·         as on June 30th 2011 the status of pending payments was balance = INR 500
·         from July 2011 pending @ INR 1350.00, ( From July 11 to Dec’12 - 18 months X 1350 = 24300.00 )
·         from Jan’13 to June’13 – 6months X 1550 = 9300.00
·         Total Outstanding = 500 + 24300 + 500 = 34100.00
 
please check your records and transfer the amount accordingly.
 
W.e. f. Jan’13 the maintenance charges are revised as below
 
For Owners – INR 1100 per month ( Earlier it was INR 900 pe rmonth )
For Tenants – INR 1550 per month ( Earlier it was INR 1350 per rmonth )
