Regular cleaning of pool shower rooms

Facility team,
The cleanliness of the swimming pool shower and changing room areas is currently very poor. Last sunday also I noticed, a strong foul smell, and the urinal flush was not functioning properly till then.

I had raised a ticket regarding this issue around three weeks ago, but I have not received any update so far.

Could you please look into this matter urgently and ensure that regular cleaning and maintenance are carried out to maintain proper hygiene standards?

Dear Arijit Da,

Good afternoon.

The shop owners have a common opinion on some of the key aspects related to Arcade shops. Discussed with the owners and summarised below. 

These are some couple of high priority points from Arcade needs due attention and quick actions:

1. Fire certifications of all the shops - completion date 
2. Cost of the Fire certification - How it will be shared between the Arcade owners and the Fuji residents - it is unclear to the shop owners - request for clarification.
3. Toilets : very poor conditions both floors - I have been showing this issue overs years to STR FM, Not much progress observed so far, fan is not working, doors do not lock, wash basin -no water, flush not working, etc
It is difficult for the ladies staff to use the toilets. It's a serious issue. Tuition / school going  students are on the first floor.  
4. The first floor does not have aeration facilities , hence its difficult to work in the first floor. It becomes very hot. Kindly change the window system so that air can flow in and out. 
5. Shop owners would like to know the services that they are supposed to get in line with the maintenance charges that they are paying.
6. The current rate of maintenance is too high for the shop owners as compared to the residents' charges,  services they are getting currently. request you to address the same.

7. Need for signboard outside the Arcade - there is less business as there is no sign board.

8. Shop owners are expecting the timelines for the above activities, as we have seen so many FM are changing frequently and no progress in the works.

9. Repair charges are too high as compared to business that is happening in Arcade block - request for reconsideration of the same.

Request for your kind action on these high priority items, rest can be shared in follow ups. Let's work together to make Arcade a better marketplace for business.

Thank you for consolidating the concerns raised by the shop owners.

As many of the points involve specific functional areas and decisions that are either already under review or fall within the remit of particular Board members and committees, I would request that you please connect with the respective contacts mentioned below for detailed updates and follow-up:

  1. Fire Certifications of Shops (status and completion timelines) – Please coordinate with Subhra, who is overseeing this initiative.
  2. Cost Sharing for Fire Certification between Arcade and Fuji – This is primarily a budgetary and policy matter. Please connect with Avik for clarification on the proposed cost allocation methodology.
  3. Toilet Conditions (both floors) – The concerns regarding maintenance, repairs, water availability, ventilation, locking arrangements and overall usability are noted. Please coordinate with Abhimanyu, Suprit and Nimisha, who can review the current status and planned corrective actions.
  4. Aeration and Ventilation on the First Floor – This was part of the Arcade grievance and improvement discussions held with shop owners previously. I would request Sandip Da to provide an update on the feasibility and status of any proposed modifications.
  5. Services Covered under Maintenance Charges – The maintenance charges cover services applicable to the common areas and shared infrastructure. Certain statutory expenses, including fire detection, protection systems and licensing-related costs, may be treated separately. Detailed discussions on service coverage and budgeting are best addressed during the budget review sessions, and I encourage you to participate.
  6. Maintenance Charges for Arcade Shops – This is a budget and policy matter that affects the Association as a whole. Please raise specific concerns with Avik and also participate in the budget discussions or BOM meetings where such matters can be evaluated comprehensively.
  7. External Signage for Arcade – This was included in the improvement wishlist discussed previously. Kindly coordinate with Sandip Da regarding status and next steps.
  8. Timelines and Roadmap for Pending Activities – I agree that stakeholders would benefit from greater visibility on ongoing and proposed works. I would request Sandip Da, in consultation with the relevant stakeholders, to share a consolidated roadmap of agreed activities and indicative timelines wherever feasible.
  9. Repair Charges and Their Impact on Businesses – Since repair charges form part of the overall budgeting and cost recovery framework, this matter should be taken up with Avik and discussed during the budget sessions or appropriate BOM forums.

While I appreciate the concerns raised, several of these matters involve budget approvals, policy decisions, statutory compliance requirements and multi-stakeholder coordination. As such, they cannot always be resolved through email correspondence alone and may require discussion and approval through the appropriate Association forums.

I would encourage you to actively participate in the budget sessions and relevant meetings so that their concerns can be considered in a structured manner.
