Hi Nimisha Di,

After our last days meet reg issues/concern raised in Facility Office work, I gave it a second thought and below points i have came across with:
1. Escalation of whole work order value which actually got passed in SGM which might be due to valid reason but the amount got escalated by more than 30%

2. Huge gap between rewarding the work order and execution of work.

3. Misleading statements from our FM

4. Poor quality materials used.

5. 60% amount released

6. High valued work

I personally feel it strongly that since this had been passed in SGM and there are lot of gaps we have found then we few should not take the decision rather it should be brought up in upcoming SGM and people should decide on upcoming course of action considering the above points before that no further work to be resumed.

Hi Nimisha,

Considering the concerns raised regarding the Facility Office work, I feel that this matter should be discussed in the upcoming SGM since the project was originally approved there.

There are several important points, such as the increase in the work order value, quality of materials used, statements made by the FM, and the amount already released, which need to be reviewed collectively.

Therefore, I request that no further work be resumed until the matter is discussed in the next SGM and a decision is taken by the residents.

Hi Nimisha,

Please find attached the MoM dated 12 Jan 2026, stating the facility office cost as Rs.12.6 Lakhs. 

As per the work order the cost for the facility office has increased to Rs. 16 Lakhs within 5 months. A 27% cost hike in less than 6 months without residents’ approval seems quite unacceptable.

Furthermore, the lack of a proper quality check process for the material worsened the situation. 

The responsibility for poor cost estimation, substandard material quality, and inadequate supervision cannot be so conveniently shifted to the facility office, especially considering the 60% payment released despite these flaws.

Therefore, unless this entire issue is discussed in SGM and a clear solution is devised, work should not proceed any further.
