"Symphony Park Homes" project by Safeway Infra located at Bheeramguda, near Lingampally, Hyderabad. A total of 984 Villas planned to be constructed in G + 1 floors. Villa sizes vary from 60 Sq Yards to 330 Sq Yards in 55 acres of land. 

Travel Distances from various locations:

  • 6 KMs from BHEL Circle
  • 7 KMs from Lingampally Railway Station
  • 15 KMs from Gachibowli/Cyber Towers
  • 4 KMs from Outer Ring Road(ORR)

Pros:
  • Near to proposed Patancheru MMTS railway station 
  • Amenities and Features
  • Construction quality (considering Model house at site) 
  • GHMC approved layout
  • affordable (considering the fact that 1500 SFT Apartment/Falt @ INR 3,300 would be as expensive as this) 

Cons: 
  • Unknown builder (no previous projects)
  • 3.5 km from Mumbai highway
  • Manjeera water connection yet to get


Features and Amenities:

  • 6 acres of Open Parks
  • 1 KM jogging track
  • Skating Rink
  • Kids crèche with tot-lots, see-saws, baby slides & sand pit
  • Street scaping and lighting
  • Tennis Court
  • Basket Ball Court
  • Beach Volleyball
  • Badminton
  • Cricket Net practice pitch

Points to be Considered:
  • 3 to 4 big sliding doors provide for each villa (Even if it is a gated community, providing security for nearly 1000 houses is a factor to be considered)
  • Main Gate at entrance for each house is not provided
  • Road from Bheeramguda Kamaan to Symphony Park Homes is damaged, narrow, congested and passes through village. (Radial Road connecting to ORR is proposed but need to wait until 100 ft road comes up.

I have booked East facing Villa in May'2013 and has no association with Safeway Infra Management. Please feel free to comment and discuss anything about the project.

I recently booked a villa and would like to know few details/information. Could you please provide?

When did you book your villa? and how much did you pay as booking amount? When did you get the sale agreement copy? Did you check the link document? Do you have any preference/suggestions for bank loan?

I booked in the month of May, Home loan i'm processing through LIC, sale agreement will be given when loan amount is released and we can go for registration if 30+% amount is paid to builder.

Good that you have started this forum where the owners of SSPH can share their opinion. I have recently booked the villa in second phase.
what do you think about the reliability of the project. 2 year from now the position how would be the project status after an year.

Hi,

As per the new Income Tax Law, buyer of a property costing more than 50 Lakhs should deduct 1% from the seller during the payment or starting the Loan.

Please see the news articles below in this regard

As per new Govt Taxation Rule, every buyer who buys any property costing more than 50 lakhs has to pay 1% tax of the property cost.
For Example if the cost of property you are buying in 60 Lakhs, then you have to pay 60K tax to Govt.
Govt suggested that this tax has to be deducted from seller while buying the property by the buyer and pay that to Govt as TDS

Can we get clarification from Safeway on this front?

Yes, Thats absolutely corect. 
How many villas are sold over 50lacs base price at Symphony. Not even one I think.

They quote 52L as base price and 4L for club house + amenities + infrastructure charge. If one negotiates, they come down to (at the max) 52L (it may vary). In this case, they compromise the 4L, but not the base price, right?

As they finalize at 52L, they may consider 48+4 to avoid tax.
Need to check with Safeway how they are processing.

Is the price 52L worth for he location, how is construction quality.
Have they finalised all the specifications they would put( tiles, bathroom fittings, puttti coats and all) did any one of you got it in return.
If negotiated would they come down.

Hello All,

How about the Rail way connection till patancheru is it sanctioned and road from Beeramguda kaman till that service road of symphony.
To be considered if this road is not under plan of RR roads then it will be hell to travel as this is the only connectivity. 

Did any one enquired about the CC road from the entrance of the symphony homes to main road( till rain bow international school.

1. The Patancheru railway station is proposed. There is no road map defined yet when and how it will be constructed.
2. The connecting road from Rainbow school to Symphony homes is privately maintained road. The land owner of Symphony has given surrounding 110+ acres of land on lease (to Pranav and others). Currently Pranav + Safeway are responsible for maintaining the connecting road because it will be used by both Pranav and Safeway residents.

1. The price is bit high as per location. Other builders in same location are ready to negotiate down upto 40s for same plot area.
2. All specs are oral committed as of now. Unlike other builders, Safeway has not mentioned specs in their brochure because it was printed way before all specs could be finalized. As per oral commitment and model house here are the specs:
  • Iron = Vizag
  • Cement = Grade 53
  • Paints = Asian or Nerolac (which ever give best deal at the time your house is in consideration)
  • Flooring = RAK vitrified tiles, international brand and granite (most probably Divy Sree)
  • Sanitary = Kohler, international brand
  • Wiring = Not yet decided (will be some international brand better than anchor)
  • Switch Boards = Not yet decided (will be international brand better than anchor)
  • Brick = solid cement bricks
Looking at the specs the price looks promising. I have seen various projects in hyderabad, except few luxury constructions no one has provided Kohler and RAK so far.

Added a clause saying all amentities as per Broacher has been included and got the broacher stamped and signed by them.
Please check with the 10% charges in casse of re-sale, which has been modified that it is valid only till time of posession.

In the agreement we have to check the specifications correctly.
for ex- vitrified tiles of reputed make can be any thing.

As now the MD of the symphony group has returned from some foreign trip they would finalise the tiles and other fittings.
Please make sure that we have to confirm this.

Which Project manager are you referring to?
I know a team of Symphony Rabbai(CRM), Laxman, Charted Accountant, Accountant, Customization Departmant(Ravinder), Prudvi(Managing Partner), MD(IVSN Raju). Met most of them and know names for 1 or 2.

Like most of you, I too am interested in this venture. I am not from Hyderabad, currently in Chennai but basically from Vizag. I plan to move to Hyderabad in the near future however.
Can I get someone's number from this forum (specially people who already booked on) so that I can understand more on this venture. This would be my first house purchase and I plan to move with family. So, wan't to get all info first.

I understand that the negotiated pricing is around 48+4. But this is for 120 or 150? I am guessing it is for 150 sq yards.

Having never been to Hyderabad, don't exactly know the connectivity to this site.
How about commute from this place to Railway Station (Secunderabad). Also, commute to Hi-Tech city and any good schools, hospitals, malls nearby?
Would also like to know when is the planned completion date for this venture. For ex, if I enter into an agreement lets say in 2 months time, when can I expect them to hand over the house to me so that I can move in?

Sorry, if there were too many questions. But like earlier said, as this is my first investment, I want to feel comfortable before taking any decision. Got burned once elsewhere.

Will really appreciate if one of you can share your number so that I can speak to.
