Watchman duties and salary

Hi All,

Below are watchman duties and responsibilities. Please let us know if we need to add/remove anything. 

Also suggest on the salary, It is becoming very difficult for us to manage the watchman with current salary (Rs 4500) considering the size of the watchman room and number activities he has to perform.

Daily Activities:

1. Generator power ON when there is a Electric power failure. 

2. Locking and unlocking the gates everyday.

3. Switch ON and OFF solar fencing. 

4. Mobbing and cleaning the lift. 

5. Notify about Manjeera water. (Please inform the watchman if you want to be notified)

6. Cleaning of all corridors and mobbing them.

7. Cleaning of Hand rails with dry and wet cloth.

8. Removal of garbage every morning. 

9. Cleaning of stairs and mobbing them.

10. Cleaning of wall below hand rails. 

11. Cleaning the parking area. 

12. Filling the water tanks whenever they are empty. 

13 Cleaning of handrails on the stairs.

Weekly activities:

1. Cleaning of spider nets in all floors and parking area.

2. Cleaning the floor on the terrace. 

3. Getting money from bank for apartment maintenance. 

4. Electric bulbs replacement in case of failure. 

Monthly activities:

1. Cleaning water tanks. 

2. Cleaning the spider-nets in the terrace and lift room any missing corners. 

3. Electricity and Water bill payments.

Extra activities:

1. Filling Manjeera water if water cans are given. (Rs 5/ per can for filling  + Rs 5/- for delivery)

2. Ironing the clothes (Rs 5/- per piece)

3. Cleaning the vehicles. (Rs 300/- per car, Rs 100/- per bike)

4. Collecting and deliver of gas cylinders (If cylinder and money are given to watchman he has to collect it from the Gas vendor. This is free of charge. If it has to be delivered to the flat by the watchman Rs 20/-)

5. Deliver of rice bags/ any other goods from parking area to flat is Rs 20/- per delivery. 

Please let us know if there are any other personal works within the premises which are not mentioned in the above list, so that we can decide charges on that. 

Please do not send watchman outside for any personal works.

And also in daily activities he has to clean and sprinkle water in front of the gates.

Also, Watchman has to ensure that no one parks bikes/cars on the path. 

Also has to observe who is coming and going out  from apartment. (Visitors)

I have observed many times that the marketing people directly coming to flats without checking with watchmen. So we will suggest him to maintain the Visitors Register.
