Mandatory Meeting planned on 13-May-2012 for Owners

Hello Folks,
We have planned the mandatory meeting for our Apartment owners on 13-May-2012 between 10:00 AM to 12:00 AM. Since almost all the flats are filled, so thought to have one Introduction meeting for sorting out any up coming major or minor issues that we had now.

As this is first meeting thought to have long discussion, hence keeping mandatory meeting for two hours on coming Sunday.
So, Please do not plan to engage for other things during that time.
If suppose not available yourself, Please plan for any of your family member(s) presence for this meeting.

Agenda :
=======
1. Association formation.
2. BPS issue should fix while taking an agreement from land owners and builders.
3. Common amenities issues like cfl bulbs replacement, clothes drying stands on terrace and Iron mesh installed at pent house and any complaints regarding watch man service etc.
4. Any suggestions or concerns from any one.
5. Guidelines on water usage and water harvesting plans
6. Backup Generator plans.
7. Service Materials like wastage tubs/dustbins to buy.
8. Way of Visitors information maintenance and parking guidelines and lift usage.
9. Termly Maintenance for Common area paints and repairs etc.
10. Maintenance of service workers information like electricians, plumbers, carpenters etc..

Hi Sobhan,

Thanks for creating the platform to share our concerns and feedback.Since it will be my first meeting with the Co Owners and as it is very much required discussion,I would like to know if it is feasible for everyone to pre-pone the meeting to a Weekday for this time alone as Iam going out of Town this friday evening and will return only monday morning.
I was waiting for a group get together since 2 weeks, so please let me know if it is possible to schedule it before thursday this week.

I hope all of us are available on Thursday between 7 to 9 PM this week. So we will be meeting in our Apartment terrace sharp at 7 PM.

FYI...
Just sharing, from few days, we came to know there is a flow down of  bhore water for this month. so planning to collect extra maintenance charge after our discussion. It may be approximately Rs 1000/- will be collected to buy service materials and CFL bulbs and for water tankers(if any).

We will observe the bhore water flow on tomorrow morning at 3:00 AM to check whether watchman is switching at proper time or not.

Thanks to venkat, for creating group ID and Agenda, its good to share
feedback and easy to notice to all.

I am also ready to join in the meeting on Thursday 7PM. I will try to
come on time, if i am late due to sudden meetings, My father will join
in the meeting.

Regarding manjeera water inlet, As i was observed, we are dropping the
water outlet by attaching additional pipe and by keeping in the second
tank. We have to make proper setup for this.

Our Apartment is in Phase-II or Phase-III? I am expecting it is in
phase-2. Electrical bill showing Phase-1. Venkat marked as Phase-III
in group id introduction mail. "Welcome to Sri Venkateswara Residency
apartment, KPHB Colony-III phase Group."

Hi Prakash,

Add another Action Item, to fix gate door bell to call watchman at night. We will make this door bell "ON" only at night after door closed. Remaining time, watchman need to take care.

Include watchman Responsibilities.

Include Resident people (either owner or tenant) guidelines.

Hi All,

Also want to share one point about clothes being ironed at 3 rupee per piece by our watchman when others are doing it outside at 2 or 2.50 per piece..since it is our apartment watchman and since he receives clothes on a daily basis in a huge quantity,i feel the rates of ironing need to be lowered ..Request others also to share their concurrence/opinion on the same.

Hi All,

I am getting my clothes Ironed at 3.50 per piece outside. I don`t know the price that is in other apartments. But outside it is 3.50 per piece.

And also, i wish not to make Utensils cleaning and floor cleaning into one.

Hello All,
We heard HMWS water tanker will be taking for 1 week for KPHB Colony after booking. So most of the times we are basing on private water tankers. Private water tanker were charging Rs 700/- per tanker. I would like to suggest we should collect the extra collection or regular maintenance as soon as possible what we decided in meeting.
