Dear All,

attached please find the maintenance calculation for sept 2016 to be paid in oct 2016 THIS MONTH.

sheet 1 =  FOR A BLOCK

SHEET 2 = FOR B BLOCK

SHEET 3 = PROPOSED INCREASE FROM JANUARY 2017.

it is highly regretted that,  of late, members are not paying on time,

making it difficult for the office bearers to follow up the calculations

and finalise the income expenses accounting every month.

this is the reason for the delay in preparing this month's calculation.

PLEASE PLEASE PAY YOUR ARREARS/DUE ON TIME.

WE ARE ALL EDUCATED, HOLDING RESPONSIBLE POSITIONS AND

IT IS A PITY WE OVERLOOK OUR COMMITMENTS.

Unfortunately we had to  mark in red the larger amount due.

Also if you are doing mobile banking/NEFT/direct payment by cheque, please indicate your flat

number for our follow up.

Please let me know from where this carry over amount(4355/-) is coming from. In the past also I asked the same question but no one responded.

Which month or year I have not paid the maintenance, please let me know. I will share you all the data.

Thanks for sharing this spreadsheet. However, I have noticed that this again shows some pending amount in my account although I don't have anything outstanding till date.

I have paid the Sept 2016 maintenance of Rs 2254/- on 7th October 2016 to Mr. Mufi in cash. Please find the attached receipts and update my account details.

we checked your remittances from dec 2014. upto may 2015 its perfect. you have not paid for 2 months - june and july 2016. so the amt due on date is ₹4619. once you remit this, you have no outstanding dues. pl do the same.
God willing, if no extra expenses occur, your monthly remittance will be ₹2254, every month. you may give standing instructions to your bank to pay before 10th. from january 2017, the calculation will be ₹2.25 per sq.ft. for all of us. i have already posted it.
do you get emails from us every month?
if your email id is different, please inform us so that it may be included.
Also pl give your cell no.

Thanks for looking into this issue. It was pending from long time finally it's about to close now.

June payment is done in July with late fee amount was 6000/- (3000/- for lift charges of Block A + 3000/ June maintenance with late fee).

July payment is done on time. Both receipts are attached. Request you please check and verify with these receipts.

Thanks for sharing the new maintenance charges that will be going to implement from Jan 2017. Going on wards I will make auto bank payment for maintenance. Confirming my email is correct I am receiving all emails, Thanks again for matching the excel sheet with bank statements.

Please let me know if there is any discrepancy in the data.

I am the owner of Block A S4. I am remitting RS 400 towards the Recurring deposit. By when this RD will expire.

Couple of issues- the maintenance charges are increased, but what are the benefits from it. The lifts does not function properly. Please explain apart from inflation cost towards salary what else is it used for.

Good you raised this query so that I can share the thought process in deciding to increase the maintenance charges for the sake of other non resident owners too. 

We had deliberated about 6 months back on this increase with the then available quantum of association members to increase the maintenance charges in view of the following factors 

- The last increase was done about 5 years ago

- our building and other infrastructure is getting older by 10 years like Lifts DG sets Transformers maintenance, pumping motors Borewell etc

- Building requires external and internal maintenance such as painting which was done almost 5 years back. Last time we paid Rs 5 lacs for external painting. 

This time we need to take up some weather proofing as well as building cracks have to be filled before painting. Expected cost would be around 7 lacs. 

Security agencies are asking for hike  as well as other labour though the management committee remains a voluntary honorary position 

- All GI pipes and valves are getting rusted which needs to be changed in phases. 

As far as lift is concerned, there was a major repair about 6 months back. Recently we have changed the drive motor of doors which is causing the lift to stop in between the floors which costed Rs 11K. We are currently observing the functionality and will be take care. 

Hope you can comprehend the projected expenses and it is important for us to be prepared instead of sending a large one time demand. 

Thanks to previous management committee who had initiated one RS for the sake of any major expenses which will support us in taking up painting during Sep 17 

A new RD is also started from a portion of raised Maintenance charges as a reserve fund. 

Hope this Comminication would help all concerned to get an idea of changes and developments
