We thought a reflection of the lift work and the maintenance charges increase will be good to decide on the improvement necessary in taking up such work in future. So details of how and when the information was given is described below.
At that point of time only B-block was non-functional. Information was given to all by email about the estimate with contact details for any suggestions. None of the RWA members got any request other than speeding up the work.

Physical copy of Notice was circulated in the apartment and put on the notice board. Infact that notice still exists on the board.

In the meantime A block also became non functional and when the repair work was completed, final notice was sent with the cost details.
B : Maintenance Increase Report

All member meeting was called with the defined agenda. Point 4 of the agenda reads
"- Increase of Maint. Rate to Rs 1.5 psft. Additionally 0.5 psft towards corpus building. This corpus fund will be
deposited in the bank in the form of recurring deposit and sole aim is it build emergency funds to meet critical
and expensive expenditure in future - ex lift replacement etc. lets have an open discussion about it."

We all had a good meeting with a very healthy participation on 15th Dec. Two main highlights of the meeting reads
"1. New office bearers were elected unanimously as already sent in another email.
2. After lots of healthy discussions,we arrived to the decision that Effective April 1st 2014,there will be
an increase in the maintenance fee from Rs1.25 psft to Rs1.5 psft. Additionally Rs0.5 psft will be
contributed towards corpus building for future capital investments."
During this discussion there were many good points raised in the forum, Ex : last time the charges were revised 3.5 years back,inflation rate, corpus building necessity and why we need corpus etc. Infact there was a point also from one of the member to revisit the charges every year to meet the rising expenditure.

Both the above reports are given for all of us to think if any improvement is needed in this process. We can have an open discussion on 2nd feb Meeting.
An appeal : The current team of office bearers comprise of 2 full time company employees and 2 full time housewives. As President of the Association,I am really impressed by the commitment and time spent by all the office bearers especially both the ladies who are also the newest members to get on board - Mrs Thanuja and Mrs. Bharathi. Taking out precious time from families, within a very short span, they both have streamlined the workers attendance system, Daily reporting register maintenance, plumbing work timings and tracking of work Leave system, Backyard cleaning and repair work to name a few. Being transparent and productive is what each one of us want to be the way to contribute to the apartment. We are open to all your inputs and promise a healthy discussion for all the concerns raised. By no means we want to dictate terms, but as office bearers it is our duty to run the show smoothly. Our request to all of you is to please raise your concerns through proper channel(email/phone call/physical letter/meetings) in a professional way. Try to avoid using statements or unprofessional words which can hamper the good work and motivation of the office bearers. It is very much possible that there could be lapses from our side but need your support along with positive criticism. Not paying maintenance fees is not acceptable.We are a small community with small funds where each collection becomes important. If there is a real issue, we commit to get it resolved. As per the RWA rules,there will a penalty of Rs200 for non payment of maintenance charges.And will request you all to pay the fees timely and not let the penalty situation arise.The penalty charges are non negotiable and will not be reverted back.
Member/s who have not paid the fees : Please don't expect that any of the office bearers will come and manhandle/fight with you. Neither we don't have time neither the resources to do so and nor we are that kind of people.So on behalf of the office once again we request you to kindly clear the dues and raise your concerns in the right and justified way.
Demand of audit is very much legitimate and I assure you that we will get it done at the end of the financial year 2013-2014. The only bottleneck I am facing is that during the previous management committee ,the accounts were not in digital form. However we will put efforts to dig into the papers :-)
Re-iterating that the audit will just validate our accounts and recommend professional methods of maintaining accounts.. It will not tell us to build corpus or not. It will not tell us to do lift repair or not. It will not tell us what the residents of Srinidhi Enclave want.
