This is with reference to the circular issued today wherein revised charges were notified. 

As per the circular you have asked people to approach the team for any clarification and representation.  Sovereign residents want to discuss the same. Please share the venue and time for the meeting. 

Pl note that no charges should be levied WITHOUT discussion and agreement with Sovereign Residents since this has financial implications for each family.

Hi Amitabh,

Nitin had an ACL surgery last week because of which he is immobile presently. As an exception and on humane grounds, would like to invite you to C3 lobby/my apartment at 503 C3. We can request him to come till there with the aid of a walker.

Dear Amitabh and the VCAOA Team,

Thank you for facilitating the call with Sovereign residents. There was some progress made and we will require more such conversations to complete this exercise. 

As discussed, request you to share the workings/explanation/rationale for the line items. We do not need Tally/invoices, but more details will help us get clarity.

Also, please share the revised PPT after working on the feedback by residents who attended the meeting.

In the meantime, we will also get the earlier documents shared by Enviro/Vatika regarding CAM.

Dear All , Overall it was a healthy interaction, and all problems can be resolved if the intent is positive. Last evening one of  the point was made that some other people wants that Sovereign should be made to pay , we are not to satisfy ego of some individuals  In the past there was some mistakes which were committed by the respective RWAs . I would suggest that so many Professionals to gather now can get the right things done in such a way that it does not appear to be a Sovereign non Sovereign partition which will be a point to be discussed in future times .        Reasonable action  can be considered and reflected in the manner in appropriate heads  without highlighting this in particular.                                           This is my personal opinion.                                            Thanks , A K Sareen

Thank you for your time and efforts in engaging with us. We appreciate it a lot.

Just to reiterate the summary of our meeting yesterday – in order to address the key concerns and ensure a fair resolution, we request a comprehensive CAM assessment for all towers in Vatika City, rather than targeting Sovereign alone. A rational and transparent approach using historical data and previous calculations, as has been the practice for over a decade, is essential.

For your reference and action , I am attaching the CAM calculation sheet for Sovereign ,originally shared by Vatika to VCAOA on July 23, 2020. (Though we were expecting current VCAOA  to have used this in their calculations, as it was sent to VCAOA themselves) . I humbly state that It is VCAOA’s responsibility to obtain similar data for all towers from previous RWAs and Vatika, to use it and ensure consistency and fairness to all residents of Vatika City. This extrapolation will help to come up with the right results for implementation.  I request previous RWA members to provide any data they might have ,so that it expedites this exercise of CAM calculation for all towers.

To your concern on time, this exercise may require time, but it is worthwhile to ensure fairness for all residents and no injustice to any. As RWA team communicated on the call yesterday, as per them Towers like Jasminium reportedly pay higher CAM, and if some towers are indeed underpaying, adjustments should be made accordingly.  We don’t want any tower/person to pay more. A third-party audit by a reputed Big 4 firm would bring credibility and transparency to this process and is a must. Please SHARE (not just show) the data to all residents of Vatika City , to ensure legitimate transparency.

Requesting a quick action on above and hence till then no implementation based on partial data, without using historical facts ,numbers and figures.

Additionally, as discussed in the meeting, please provide clarity on the following:

              1.  Responses to the very valid points raised by Devendra in his emails, today and yesterday.

              2.  The exact delta in CAM charges being proposed for the entire Vatika City.

              3.  For Sovereign gym,instead of buying new inferior equipment ,we recommend a comprehensive AMC from Techno gym or procuring 'same make' equipment for other Vatika gym as well together with Sovereign Gym. Buying will involve CAPEX which can be discussed, if agreeable to all residents.I dont think ,anybody will have a problem paying extra, if it is logical.

              4. Approximate cost estimates for replacing the aging HVAC and other infrastructure, as highlighted during the meeting.

              5. Clarification on the rationale for retroactive charges from Sovereign Residents despite residents holding No Dues Certificates from VCAOA , which enabled voting eligibility. If implemented, this act will reduce the sale prices drastically and also make it very difficult for any owner to sell the flat, for obvious reasons.

Given the substantial cost increase envisaged, a well-structured, transparent, logical assessment ---- validated and acknowledged by 3rd party , will be critical to gaining consensus from all the residents.

Dear VCAOA team,

In th interest of getting all relevant issues in the same mail thread  adding two more points which are offshoot of Sovereign having HVAC and therefore lower power load provision


1. My understanding is that  Power Load provisoned of Sovereign apartments is lower than similar sized apartments in other tower. In spirit of fairness any DG maintenance , repair and Retro fitting charges (levied last year) should be levied on Sovereign ratio of Connected load.  This is a direct offshoot of how epower infrastructure was designed for Sovereign based on HVAC. 

2.  As vatika City had lower power load than required load , there used to be a practice of rotational load shedding of various zones in Vatika City and affected zone was serviced by DG at that time. The recovery for DG during rotational load shedding was done on normal electricity rate and not DG rates ( looking at current DG under recovery amount , I presume this may be still continuing and contributor to under recovery). The short recovered amount was under recovery for all of VCAOA.   Since Apartments Other than Sovereign had higher average electricity consumption ( in the absence of HVAC), Sovereign residents ended up paying higher than their share of under recovery. 
I have shared Whatsapp chat on this issue with erstwhile GS - Anil Malhotra and other data which was collected as part of finance & CAM committee in dec 2020., with Pawan and Praveen on Whatsapp. 

This is just another example of how  our system had (has) flaws and we should plug any gaps if they continue even now. 


I will come over to Jasminium office and explain teh above if needed.
