Hi Guys,

I had been to the site today, here is the progress

Front door fixture completed in ground and first floor.

Window railings has been completed in Ground, first and second floors

Utility/balcony floor and wall tiles have arrived. But there is no
option for color selection(as usual)

Common area flooring is completed. Railing work for staircase has
started.

WHAT IS THE CARPET AREA THE BUILDER HAS ASSURED FOR YOU GUYS? I DONT
THINK HE IS GIVING IT AS MUCH AS OTHER BUILDERS DO.

I am put up in Anugraha layout, 1st Main so I keep visiting to site
very often. If any update is required please send out a mail.

Builder is assuring by mid august, elcetric work will start from
tomorrow by this week end we may get electric connection too from
bescom.

Need a clarification, today my banker called and told from next month
onwards regestration charges will go up to 30- 40%, when i called
bulider he to confirmed the same and suggest me to get the
regristation done before month end.

How about you guys........do let me know if you guys are going for
it.

Still I am not sure about the mid August....Becaz the builder said the electric work from last Monday...But still it is not started...Expected by Next Monday..

I have a question on the registration process. Is it some thing that we have to decide when to go for registration or wlll the builder decide when to go?

if it is our choice, we can always do the registration at the earliest.

As I understand its our choice. But there can be risk with legal part.
Normally the payment instructions issued by the builder specify "the complete payment shall be made at the time of registration". this applies to bank loans as well.

I live in Anugraha layout. We have purchased 010.
There are few things we need to be clear before we register. The
builder need to get the occupation certificate which depends on the
completion of few basic amenities like water connection from the sump,
electricity connection from bescom, sewage connection, etc. The car
park area, genset also need to be fixed. Can anyone tell about this
procedure.Is it possible to register even before all this?As you all
have discussed, I am also told that we need to register by the end of
this month, by the builder.Is your banker ready to release 100% fund?
If so your EMI will start the very next month. During the time of
registration, usually full payment will be made by the banker.

Hi everybody this is sripriyaa G 010

I got an email from the builder last evening saying registrations hv already begun.

Handover in 1 week of August and if the bank cheque is ready he will need 1 day notice for registration.

I have my Doccuments ready but its the same question has anyone registered yet?

Did you make the complete payment during the registration time?

We are even thinking of getting our apartment registered but not sure whether to make complete payment even though the apartment is not fully ready.

Hi Sudarshan,

 

Loan amount is not completely paid. Also, we have given a post dated cheque for some amount that has to be paid from our end.

Both the payments will be released once the builder handover's the flat.
