As of:12th march 2011

Tile work:
      - Bathroom, pooja and kitchen tiles partially done till first
floor.
      - Rest of the tiles has not arrived due to strike in Tile
industry. suppose to arrive in this week as per the builder.
      - Vitrified tiles only one choice.

Wall Construction:
      - All floors completed
      - Party hall and Gym construction ongoing

Plastering:
    Inner walls:
       - All floors completed. patch work on going.
       - Already cracks noticed in top floor walls. Require fixing.
    External walls:
       - East and south wall work in progress.
       - As per site engineer, Water proofing materiel used for
external wall plastering.

Wiring:
       - Pipes laid till top floor. Party hall and gym work on going.

Plumbing:
       - Completed till 2nd floor. 3rd floor work ongoing.

Overall review:
       Work progress is slow relative to initial stages. Builders
reasoning is lack of labors and delay in material(Tiles) shipment.

Update from my brother
As of 20th March 2011

Tile work:
- Vitrified tile work has started in ground floor. It seems
already one apartment work is done.
- Bathroom, pooja and kitchen tiles partially done till first
floor.
- Rest of the tiles has not arrived yet. As per site engineer
expected to arrive in this week.

Plastering:
Inner walls:
- All floors completed. patch work on going in top floor.
External walls:
- East,south and North wall work in progress.

Wiring:
- Pipes laid till top floor including Party hall and gym.

Plumbing:
- Completed till top floor.

@Deiva,
Builder was mentioning to complete the work on time as promised
earlier. So no chance of further pushing.

another info...
i have told the site engineer that i would like to occupy some where in july and asked him whether it will be completed by then...he said everything will be done by that time for the flat except for lift, generator etc(such common facilities)...
so hopefully they will complete everything at least by august....

Hi all, We are planning to buy the flat on 3rd floor. Wanted the info that is the sale agreement of all ur flats given? Did u verify the papers with the lawyer? Are all the papers legal. Please let us know. The builders are genuine?? The construction of the building is as per rules like the space left for the boundary walls are as per rules etc.We wanted some info before investing.

Hi Sudesh,

I have got sale and construction agreements done at the time of purchase. I suppose same is the situation with rest of the buyers.
Regarding the papers, I have got it verified from my uncle who is an advocate and as per his review, the titles are clear. Also, the construction is as approved by BBMP.
Overall, my opinion is that the builders are genuine.

Couple of things to take care:
1. The sample agreement docs will be given by the builder. I would suggest you to review the content with an advocate and make sure all clauses are as per your needs. Also, make sure that you use the e-stamp papers for the agreement.

2. If you go through the property titles, you will notice that the property is not in the name of the firm(Sai Nandana Developers) and is registers to the developers individually. So, make sure you get sign from all four builders in the sale agreement. For construction agreement, this does not matter.

3. Regarding construction, As you are looking in the top floor, please check for any possible cracks on walls, and also make sure the fixing of the same is a clause as part of construction agreement.

Hi Sudhesh,

Sorry for the late reply. I was bit occupied with office work.

Here is the details you asked.
On agreement I paid 32% of the amount as ready cash and the 18% on loan approval. I increased the cash component to get better price per square feet.
Apart from there initial payments, there was a 20% settlement in Feb as per the payment schedule issued by builder.

The next schedules are 10% in May,  15% on Flooring and Amenities completion and 5% on registration.

No problem, Thanks for the info Navnith. This is v helful for us. You know wt we have shown the documents to our uncle who is a lawyer. But he said there are few docs which is needed for further scrutiny like commencement certificate, completion certification, EC, Khata extract, Khata certificate & Building assesment certificate & tax paid. Our lawyer has said to take all these doc from the builder. I have asked the builder about this.
 
Didn't your lawyer say about all these above docs? Did he give all these docs to u?

Hi Guys,

Here is the construction progress as per the updates received from my
Bro and Rajesh(Site engineer)

As of 9th May 2011:
Tile work:
- Vitrified tile work has started in second floor.
- Bathroom, pooja and kitchen tiles work ongoing in third
floor.

Plastering:
Inner walls:
- All floors completed. patch work is yet to be done after the
front wall plastering.
External walls:
- East,West and South wall work completed. North(Front) wall
work has started.

Wood work:
- started in ground floor.

Painting:
- all floors are done with one round of Prime.
- plastering completed exterior walls are primed with white.

Overall view:
The work progress has slowed down a bit and the completion dates
seem very challenging to accomplish.

Please update if any of you have recently visited the site.

any updates on construction progress? when i checked last time, they
were
putting the iron grills starting from top floor and also tiles were
being
done in the common area starting from top floor.
but the bathroom tiles and floor tiles were not done(3 weeks back) for
3rd
floor...
has any one visited recently? and any updates on the construction
progress?
