Thought of sharing info to best of my knowledge about the builder.
I was introduced to the builder by one real-estate agent who helped me
to collect some info regarding the builder.
The info is as follows:
1. Builder has availed a loan from Karnataka Bank, Minerva Circle
Branch.
To know builders financial status, I tried calling the Manager. He
did not provide much info because of customer privacy, but he agreed
on the fact that the builders has availed a loan from the same bank
for the same project. In addition he mentioned that the builders
normally don't disclose these matters. As you builder does give you
this info, its a positive sign.
Any how that was bank managers review !!
2. Previous construction experience
Builder mentioned as he has experience of doing about seven
projects. From my findings.. as a firm, this is their second project.
The first one was "Nandana Grands" which is located behind Appetite
Veg, Near Chennammanakere Achukat Telephone exchange office, 2nd
Cross, 2nd Main, Vidyapeeta Road, BSK 3rd stage.
I visited the flat and inspected the construction and spoke to three
residents.
The general opinion about this builder was good except for few issues
with poor lift condition, insufficient plug points and moderate
painting quality.
When doing the inspection, I was manly looking for water leakage,
cracks on wall, poor tile fixture etc.
I could find one in the 3 flats I visited, with water leakage on east
wall. rest all were in good condition.
As my plan was to buy a top floor flat, I was particular about water
leakage from ceiling. The work quality seemed pretty good and couldn't
find any major issues.
I conveyed my concerns regarding water leakage to the builders and
they promised to use waterproofing materiel for the exterior walls.
Regarding lift, builders already had the plan to go for "Johnson"
brand.
other two constructions by the builders( not as a firm) are:
a) Pallavi Enclave
behind Inchara Hotel,
JP Nagar 6th phase
b) Pallavi Residency
Near Janatha bazar water tank
BSK 3rd stage
3. Inquiry about the construction time of Sai Nandana Enclave
Builder was promising to complete the project by July, which
initially seemed very optimistic to me. To know how the work progress
is, I just inquired with the neighbors. It was told to me that the
pillars were put almost a year back and the construction is in full
zoom from past four months. That seemed like really a good progress to
me.
4. Bank loans
As the info provided by the builder, the project is approved by SBI
and LIC. But on inquiring with SBI, I got to know that SBI has
approved loans for flat purchases, which doesn't mean that bank has
approved the project.
I have availed loan from SBI and still awaiting for approval of the
same.
Couple of things to note for Bank loan:
-> 1% stamping on sale agreement has to be done from the Sub-
registrar office
-> NOC from Karnataka Bank, Minerva Circle Branch is required to
avail loan from other banks.
I was introduced to one Mr. Subrahmanyam, SBI bank (Mobile:

This is all about the builder which I could collect and found more
positive to go ahead. If you have any positive or negative reviews
