Habitually Late Letter
This letter can be given to tenants who have received a notice of termination fornon-payment of rent. If, after receiving the notice of termination, a tenant wants topay the late rent, a landlord may give a tenant who has been late three or more times ina 12-month period, the habitually late letter. This letter lets the tenant know that thelandlord is accepting the rent, but still ending the tenancy because they have been latethree or more times in the last 12 month period.

Application for SubstitutionalServices
This form is for landlords or tenants who have not been able to serve the other partynotice of a claim, order of possession or notice of termination and who want permissionto try a different method of service.
The Queensland Parliament has passed legislation to amend Queensland tenancy laws. The laws will come into effect on a date to be announced. Current rental laws apply until the new legislation comes into effect. Learn more about the changes here.
Minimum housing standards came into effect for new tenancies (including renewed tenancy agreements) from 1 September 2023. They will come into effect for all remaining tenancies on 1 September 2024. Learn more.
A written agreement must always be used when renting, even if the person renting is family or a friend. It is a legally binding written contract that outlines the legal rights and responsibilities of a tenant and property manager/owner. It applies to everyone renting the property (e.g. those in share homes or co-tenancies).
The property manager/owner must provide the agreement to the tenant on or before the day the tenant occupies the property under the agreement. The tenant must then sign the agreement and return it to the property manager/owner within 5 days.

You can include extra terms and conditions that are not in the form, as long as they are not prohibited by the law. You must not include terms which take away any of the rights and responsibilities provided for by the law.
People might choose a long-term agreement because it offers more security and stability. It also lets people agree before they sign the agreement about things like how rent increases will be calculated and making changes to the property.
If a long fixed-term agreement ends, and you stay in the rented premises without signing a further agreement, it will automatically turn into a periodic (month to month) agreement. The rules of that periodic agreement will be the standard fixed term agreement of 5 years or less at the time the agreement ends.
When a fixed-term rental agreement ends, it will automatically turn into a periodic agreement, unless either the rental provider or the renter gives notice to end the agreement or chooses to start a new fixed-term agreement.
Usually, the renter does not sign a new agreement when a fixed-term agreement becomes a month to month agreement. However, if a rental provider or renter wish to enter into a written period agreement, they must use the prescribed form: Form 1 - Residential rental agreement (Word, 1.5MB).
If a long fixed-term agreement ends, and it rolls over into a periodic agreement, the rules of that periodic agreement will be the standard fixed term agreement of 5 years or less at the time the lease ends.

There are many forms that Yukon landlords and tenants may need over the course of a tenancy. Here you will find standard forms provided by the Residential Tenancy Office. These include forms to start and end a tenancy, as well as forms for dispute resolution.
The RTB acknowledges that rental law can be complex and intimidating to both landlords and tenants. To help landlords get things right with their tenancy agreements, the RTB created a Residential Tenancy Agreement template to assist landlord and tenants set out the terms of their relationship.
Landlords and tenants are encouraged to enter into a written tenancy agreement so that they are clear on the obligations that they owe each other. This template is suitable for new residential tenancies created on or after 11 June 2022, with the exception of tenancies provided by Approved Housing Bodies (including Cost Rental tenancies) and Student Specific Accommodation.
The RTB reminds member do the public to be aware of potentially fraudulent rental advertisements and tenancy agreements. If an individual responds to a private rental advertisement and receives forms purporting to be from the Department of Housing, Local Government and Heritage or the RTB in return, they should not engage further with them.
