Dear All,

Why is this sudden U-turn when we are not getting any assurance from the builder that he will complete the compound wall and get water connection ?

Builder has to complete the compound wall and get completion certificate and get water connection.

Getting completion certificate and water connection is our priority and not Mr Sharads.Just mentioning it in the letter, wont do us any good.

Transformer point has been missed or removed ?

What is the strategy after taking the society handover ?

Is Shirish not relocating to BANGALORE, as per what he told in the last meeting held for discussing  society maintainence? His name has been nominated as the chairman.

Meeting on SUNDAY was not informed before hand.I got a call from Shirish at 6:45 PM that there is a meeting at 730PM.

Anyway, if the decision has been made,I am OK with it.

Dear All,

Discussed our flat issue with a close friend of mine. He is the secretary for his society in NIRMAL TOWNSHIP, HADAPSAR.

I have explained our situation, as per him this is general tactics played by all builders.

If we take the society handover, builder is out of the picture and then PMC and MLA Pathare will move in for the kill.

Forget about compound wall, even the building might be in danger.

So we have two options.

OPTION 1. Don't take society handover.

OPTION 2. Draft a legal agreement between the builder and us, with all the pending works and expected date of closure and the responsibilities of the builder after the society handover and then take the handover.

The letter which we drafted has no legal binding on the builder.

Request you all for a emergency meeting.

Ok. Just now spoke to KRATHI ETORI,

Looks like we are already following OPTION 2.


 Draft a legal agreement between the builder and us, with all the pending works and expected date of closure and the responsibilities of the builder after the society handover and then take the handover.

Hi All,

We had discussed lot of other important points as well which are not
included in the request letter.
e.g. Transformer, issues of individual flats.

Request the initiator of this mail to send the updated letter to Pearl
developers.

And please please publish the letter to the flat members before
publishing it.

It was not expected at all to send a letter without a go ahead from
other flat members.

I would suggest to avoid taking such decision to send such important
letter without considering other flat members.

Yes you are correct, we have discussed Transformer, Issues of individual flats points in the meeting, however we have also decided not to put those in the letter to avoid unnecessary disagreement.
As the letter was drafted based on the meeting discussions, we have not publish it as that certainly delays the progress.
In case still you feel things need to be discussed let meet accordingly today 8pm.

As I don’t remember that we agreed that we will not raise the point of Transformer in conveyance deed.

I strongly believe that we should not leave that point in any case as together we have paid a huge amount for electricity.
