Terrace Water Proofing

Dear Residents,

With our apartment building completing 12 yrs., in 2024, the terrace surface is picking up algae / cement layer eroding and already impacting apartments with cracks and water seepage. It’s time to review and fix this via terrace water proofing.

Association team have sought quotes from a local Vendor, Birla paints and Berger paints. The total cost is approximately 5 lakhs (+/-) with min. of 10 yrs. warranty and each flat owner has to pay Rs 10,000 to cover for the cost; we will have 2 months – Nov and Dec’24 to pay for this project so that we can have this one executed in Jan’25.

We will roll out a poll and once we have 50% + approval, we will proceed with this project. Attached few photos related to water proofing shared by one of the Vendors for your reference.

Similar to how we all came together to get building repainted to sustain longevity, it’s time for terrace water proofing with new advanced materials.

1.Be specific once received correct quotation amount then need to decide about  the flat owners contribution 

2.cost is very high 

3. Better try with other options 

4. Do we need to pay 10 k for two months if yes not accepted. Or one month ?

Hi

I may not be able to come to the meeting tomorrow in person , the Waterproofing has not yet become strictly necessary. There are a few more years ahead. The amount of maintenance has been increased multiple times. Please consider the steps involved in acquiring our building's safety certificate,Our building plan needed to be corrected with no breaches in order to get accreditation. If the BBMP Engineer is ready to inspect the apartment then we will proceed with further addition and alteration works, I am also doing follow up with Uday and BBMP officers.
Note: if you decide to do the waterproofing now,, I will not pay for the expenses associated with it.

We have got positive responses from 37 flats on this project and we are awaiting a few more by today.

 

Please find attached the quotes that we have got from a local Vendor, Birla Opus, Berger Paints and Asian Paints. Apart from these ones, Mr. Raju has shared the quote that he had got; anyone has got any other quotes, please share the same by tomorrow.

 

During this week, we will form a Technical committee who is going to review all the quotes and narrow down to appropriate one. Anyone interested to be part of this committee, please let us know by tomorrow EOD.

We have received the quote from Vendor - Helicon Constructions and attached the same for your reference. Further, Mr Prakash is going to head the Technical committee who is going to review all the 6 quotes and suggest the appropriate one for this project.

Dear Residents,

 

Post review of all the available quotes, Technical committee had narrowed down to two Vendors – Asian Paints and Birla Opus. Committee had meetings for 1.5 hrs last week with both the Vendors and shortlisted - Birla Opus as the Vendor to complete the Water proofing of our terrace (Asian Paints final quote is Rs. 4 lacs + 18% GST = Rs. 4,72,000 and Birla Opus is Rs. 4,35,000 including GST, attached the revised quote from Birla; Birla quote is Rs.37,000 less than Asian Paints one)             

 

Few key points which lead to short listing this Vendor :

 

• Short listed Vendor – Birla Opus will bring in their labour (directly working for Birla Opus) and their material to work on the project; there will not be any contractors / sub-contractors or third party Vendors involved. 

 

• Price on the quote includes GST.

 

• Warranty period is 12 yrs and covers both product & labour / service.

 

• Any issues reported during the warranty period will be handled by Birla Opus themselves and is not outsourced to any third party.

 

• The area for water proofing covers the entire terrace floor, a part of Parapet wall and Chajjas too.

Water Proof Project Payment Current Status:

1. Rs. 10000 payments (Nov+Dec) already done by 14 flats.

2. Rs. 5000 payments for Nov done by 7 flats

Those who are pending, please make the pending payments as soon as possible.. so that the project can be started as scheduled.

The payments to be made to the same Indian bank account (same as Monthly Maintenance payments).
