hello :) i just found out today that our current homeowner's insurance company is no longer covering flat roofs :/

while my broker is searching around for new quotes, i thought i'd ask what homeowner's insurance those of you with flat roofs have? we currently have State Auto for our homeowners and auto insurance. my broker called me with a new quote for another company (Safe Co), but it will end up being $60/mo more than our previous premiums (home & auto together), and with a new baby on the way, we just can't make that work.

so, who do you have coverage through? if you have a two-story brick house with a flat roof, even better! :)

I love my insurance person.  Her name is Luci Roth.  She helped build the brokerage she works for.  I owned a flat roof house on Cleveland.  Luci always got me good insurance for the flat roof and for earthquake.  I had Traveler's for many years for home and auto.  Now I have Safeco for auto and renter's.  (Don't have a car at the moment, so it's just renter's. But I will go to Lucy for the auto piece of it once I get my own car again.)

She might not give you the cheapest quote up front, but she will give you outstanding service, and she will never leave you just "hanging in the wind" so to speak.  If you call, please tell her I sent you.

At the moment I have to disagree about AAA. I've had my home and autos with them for about 5 years and now I have a hail claim which they are dragging out.
Their adjuster thinks that just 50 slates need to be replaced and the flat roof is just fine. Now an independent engineer is coming out. 
While the premium has been very reasonable, the claim service sucks.

We just switched from State Farm to Liberty Mutual.  They do a great job of covering historic homes, they have earthquake coverage, and they were nearly half as expensive as State Farm.

Just to look out, Safeco requires your roof to be a rubber roof and less than 10 years old.   That description doesn't fit most of the flat roofs in Shaw.  They also don't write earthquake on homes older than 1960.

You might give Liberty Mutual a shot- they will do flat roofs and earthquake reasonably.  Brent Niederer: 314-704-3114

Get your new policy soon-  Missouri personal insurance companies got railed this year with hail claims.  There is talk from insurance companies to cover roofs at actual cash value (depreciated) only, not replacement cost.

Glad we got a new one this year. Courtesy of the big hail storm we got an entire new roof;moth pitched and flat.

We switched to Allied/Nationwide last November and cut 25% off our combined auto/home costs, while lowering our earthquake deductible from 15% to 10%. We do have a newer, flat membrane roof, which probably helped.
 
My firm, The Daniel & Henry Company, has a Personal Insurance division that helped us out (I work on the business side). As a pat on our back, we're located in the 63110 zip code, and recently renewed our 10-year lease to keep nearly 200 people right here in the City, where we've been for more than 90 years.

The majority of people in St. Louis wait for inevitable hail storms to replace older roofs, and many insurance companies are looking into putting wind/hail deductibles on their policies, or only paying the depreciated value for roofs more than 10 years old to combat substantial losses in the region over the past few years.
