Dear All,

We discussed the below in the GBM yesterday but since very few members attended, we wanted to share the following information with the broad member base.

Since about 6 months, a small team of Phase 2 members (all the members who have not taken flats in Phase I) have been exploring various options on how to move forward.

Couple of months a poll was conducted to know the intention of Phase 2 members and majority of the members opted for sale of land/withdrawal from the society. Few of them expressed interest in joint development with no contribution from their side and a very few opted for construction. With this information we started approaching builders who could build the apartments for the interested people and make refunds for those members who wanted to withdraw.

In this process, we could come across couple of builders who are ready for this kind of proposal. Though the talks are in very initial stages, we needed to know the interest level of the members in Phase 2.

Our goal is to get full refund amount to withdrawing members and at the same time enable the members who want to go ahead with construction to get an apartment at a cost of approximately Rs. 1600 per sft.

For us to further go ahead in this direction and have detailed discussion with the builders we want all the Phase 2 members to provide feedback on this. There were around 15 members from Phase 2 who attended the GBM yesterday and they were pretty positive about the proposal and they asked us to share it with the rest of the members. Hence, this email is being sent.

Thanks for sharing this info. This is indeed a very positive move for phase2 members.

we can choose either --

1) Construction of a new tower for those phase2 members who want to go-ahead with construction and sell remaining land. I don't know whether this will be a feasible option or not.

2) Give it to a builder as you mentioned in the below email. Win-win situation for all if it is possible.

My 1st preference is refund. In case of refund, I would expect that members should be given more than what they invested. I have put money into this  project more than 6 years back and if still i get only what i invested then that won't be appropriate. Ideally, about 10-12% annualized return should be given to withdrawing members. Thanks for your initiative. I know this exercise has been done in past, but can we just count the votes in an excel file? We had an already existing excel sheet for phase 2 members’ opinions and we can use that to start this.

 

That way it is much easier to understand people’s choices holistically rather than on mails. Of course even over mails we can sense an overwhelming majority for withdrawal. J

Hi Suryakiran,

People who are interested in withdrawal can be made as a group and
they can take the route suggested by Anupam (assuming it is feasible).
I don't see an issue with this, especially since we have already
divided the society into multiple groups.

If we are really interested to protect 100% members interests, we
should have taken the consensus from phase 2 & withdrawal members
before proceeding with phase 1 construction.

Hi All,
 
I was strongly inclined towards withdrawing from the project when I went for the GBM. I've change my mind since the GBM for the following reasons:
 
1. The drive from the Wipro-Polaris junction to the site took me less than 15 minutes.
2. I had visited the site earlier and had not doubts about the quality. However, coupled with the accessibility, I really find it compelling.

Though there are flats available in the first 2 towers, my liquidity situation does not allow me to invest in one right now. However, I'm really interested in the next tower.
 
Going to a commercial builder may get us a lower price but it will definitely be at the cost of quality, open space or amenities. I'd rather go for the proven quality and schedule that our executive committee has demonstrated.
 
I'd actually encourage the withdrawing members to visit the site once.

I am sorry for the spam, I thought of passing my feedback as a new phase1 member ( used to be phase 2 US member till 4 months ago). I was even in touch with some of the very active phase2 member and then joined phase 1 recently after a series of the visits/opinions from the local friends/relatives. Last month I visited the Indus crust site personally along with 2 of my friends who live in Lanco Hills and other in Maytas. We are impressed with the quality, progress and locality. I got a very promising feedback from my friends about the quality to be in particular.

 

If things go with the pace they are now, I am very optimistice that people who can review their decisions based on quality, locality, progress, affordability might even revisit their decision to go out.

There is a spreadsheet from long ago where those who wanted to withdraw was being collected. I distinctly remember more than 100 people on that sheet, and many more waiting to be added. I think it will take a while for everyone to get to know of this option, as not everyone may be tracking these emails so regularly.  I’m sure members who have responded thus far, will let their friends know, and that will get more responses.

 

As this is a major issue it may be worth the effort to personally call up Phase 2 members and inform them of this option. We can start with getting a list of Phone contact details of all Phase 2 Members. We can then share the list amongst ourselves, and each of us reach out to 20-30 members, so that we can inform all members and elicit their response.
